Im actually surprised by the ā€œlowā€ dollar amounts that have been said. Most of the time a pricing conversation comes up, you get everyone saying they would clean the house for $700+ and not a penny lower.

What region of the states are you in?

Do they ā€” you get that amount often in your geo location?

There are quite a few affulent areas that dont have the competition the other states have. The futher south you go the lower the prices also.

I dont get that much, i was just saying that when ever price question come up in like facebook groups everyone starts throwing really high numbers for a small house. I have done a few $6-800 dollar houseā€™s but they are few and far. Im actually lowering my price to be more ā€œcompetitiveā€. I have so much competition and guys willing to do houses for $100.

They do a 800 square ft rancher for $1k on Facebook. Most of what I read on Facebook is garbage.

Lot of BS on FB too in case you havenā€™t noticed. It truly depends on customer, neighborhood and region.

I do 1000sqft for 329. I may see if my new professional appearance can get me 389. Iā€™d rather grow up than wide.

People might be getting 1k for 800sqft. There are some affluent areas with tiny homes. Some of these tiny 1000sqft homes might be 500k+. It all depends on the area.

In my experience, all houses are different and one size fits all pricing, leaves a lot to be desiredā€¦though, sometimes, that is the best that we can do.

As an example, I am doing a pretty large house on Thursā€¦$350. This house is right out in the open, knee high shrubbery, house has a lot of roof area and relatively little siding for the size of the house. I will be done with it in less than 2hrs. I will be doing another house on the property that is half the size,ā€¦that will take the same amount of time due to the layout and other featuresā€¦just have to explain it to the owner.

I donā€™t get paid by the size of the houseā€¦I get paid based on aggravation.

Itā€™s a tough decision to make between hourly or flat rate. I do flat rates because they increase my bottom line by a huge amount. I also donā€™t fiddle with pricing in front of the customer and give them an amount quickly. Doing this has stopped having to negotiate.

I DONā€™T negotiateā€¦I look at the house, or picturesā€¦set my price. When that is done, they can take it or leave it. I figured the above house at more than 2hrsā€¦but I can do it in 2hrs.

If you have been doing this very long, you can quickly determine how long it will take to wash the house. One of the largest variables in my area is the amount of wand time necessary on the steps and base of the house. Some require almost none, some require a lot.

My intent is to make my hourly goalā€¦as long as that is done, I am goodā€¦if I can do it in less timeā€¦I get an hourly raise.:grinning:

I have had an issue budging on my price to seal deals in the past. Only a few times did I regret it. Have you tried the shoot high negotiate down method?

I have adjusted my price on 2 occasionsā€¦both times were for the customer adding something else to be cleaned.

Honestly, I do my best to be fair to the customer and myself with the first priceā€¦I canā€™t do better than that so I am comfortable with holding to the price.

I wouldnt negotiate with customers over prices. When was the last time you negotiated the price on your grocery bill, electric bill, water bill, ect?
When i give a prices its pretty much final, the only way its getting lower is if they take off a service.

Condos, Hotels, Apartments I will negotiateā€¦ Jobs over 6K ā€¦ Residential jobsā€¦hell no. Someone tries to haggle me on the priceā€¦ oo looks like my schedule is actually two months outā€¦

I was quoting over what I thought I would get and a lot of people took me up on it, some would try to know me down and I would throw small things in. I am still working it out, but maybe I will have different pricing strategies for different times of the year. My prices have Increased from the professional appearance.

I kind of lowered one quote this past summer for a Church that needed work doneā€¦ they didnt have money in the budget for full price, so i threw in the entrance way concrete for no charge and didnt complete all the work i originally quoated them for.

Like @JimLuke said, i try to give an honest price and dont budge. I do have somewhat base prices that i use, but its more or less only a starting point. i will add about 10% to the final price and give them the option of 10% off with cash payment. Negotiating prices for a service your providing, to me, shows customer that you dont know what your doingā€¦ if they add on something, or take off something, thats a little different. They dont like the price, find someone cheaper.

Well to be fair I did not really know what I was doing. I know a lot more now though. Still not everything, but much more.

No one does sir. They will attemp to make it appear as such.

If we would just be honest, no matter where we find ourselves in life, someone helped us to get there.
