House Washing Packages - Pricing Help

Hi Friends,

I’m working on figuring out pricing for house wash packages.
Basic - House Washing (soft wash)
Deluxe - Exterior Window Cleaning
Premium - Driveway & Sidewalks

  1. What do you think of my pricing?
  2. How would you price driveway/sidewalks?
  3. Should I have a different Premium offering? Concrete seems hard to price without measuring. Thought about Gutter Brightening & Polishing or maybe house wax? Roof cleaning would be ideal for premium, but I’m choosing not to offer it.

$.25 a square foot to clean concrete? Am I reading that correctly??

What part of the country do you live in?

for a 1500 sq ft house its $229 for a house wash + $299 for exterior windows? or is it an additional 299 for exterior windows? Either way your either way low of your “7.50 per window” or way high. I think with packages like your trying to offer there is no way to really set a standard price. We set standard prices on house washes, and everything else we calculate off of our (Per man hr rate * length of estimated time). Better off customizing each individual package to each job then to have standard prices… Now that’s the complete opposite of what i do for house washes…but concrete and gutter brightening can really burn you.

I wanna respond to this tomorrow, but don’t set these prices in stone yet. Also, I think you may be over complicating it a little bit.

We do everything based on flat rates and it’s been a really great marketing tool. More info tomorrow.

Just some thoughts. I don’t think adding windows into pressure washing “packages” are congruent enough for people to wrap their heads around. Simple is best.

If you’re going to do packages be aware that most people subconsciously already want the middle package. That’s sales and marketing psychology 101 so if you’re looking for $375 average per sale, your middle packages should start there.

We only offer 3 house washing flat rates. Subdivisions are built such that 90% of houses are around the same size. There’s always that random GIANT house, but for the most part your pricing is spot on.

I know if I want to make $160/hour and most houses take less than 2 hours my first housewash starts at $320, but actually starts at $329 because of sales and marketing psychology 101, lesson 2. The power of 9’s.

We’re pretty much identical on price for driveways and sidewalks, but if I were you I think I’d set up flat rates like this for ease of marketing, marketing to the right customer base, and to narrow the focus.

  • I’d scratch trailers off the list completely, personally. If you get a call for them and you have space on the calendar keep these numbers in your head, but off marketing materials.

  • I’d scratch windows of the list completely and make a note at the bottom says: All windows $1/pane. Or whatever it is for you. I wouldn’t lump it with pressure washing.

*I’d break it down to the NINE things that are the most profitable.

For example, this is what my flat rate card would like:

House Wash
1 story - $329
2 story - $369
3 story - $449

Concrete cleaning (patios, driveways, sidewalks)
Small - $99
Medium - $149
Large - $199

Gutter Cleaning
1 story - $99
2 stories - $129
3 stories - $199

**For our deluxe package which includes concrete cleaning OR gutter cleaning, you save $29 dollars. **
**For our premium package which includes concrete cleaning AND gutter cleaning, you save $49. **

Exterior window cleaning for only $1 a pane.

No matter what they have you there to bid for, give them an estimate on all of it. Let them pick from the menu of options. If they call about a house wash they’re still getting an estimate for a house wash, concrete cleaning, gutter cleaning, and windows.

For everything else, it’s a custom estimate and you already know what to charge.

Oops. What I wanted to say yesterday was that you have to test those prices too. You need a sample size. If that’s what you charged last year and you were tracking your sales you need to know the ratio NO to YES. If you got 30% NO’s and 70% YES, It may make sense to knock $10 off to get more YES’s worth $300.

If you’re getting 100% YES, you’re not charging enough. Mostly NO’s and you’re charging too much for your markets demand.

Hey is this just an example? Or is this pretty on point with industry standards…

I know I know it Varys depending on location and multiple other factors…but the dollar a pane thing is genius honestly, however seems really cheap right? Or is it worth in since your already there?

I don’t know honestly. I just made that up as far as the windows go. It was just an example for the OP.

As far as the other rates, those are all my rates from last year. This year I dropped them slightly because I added dryer vent cleaning and trying to see if I can sell it.

So far, it’s been a bad bet. Lol

Just make customized door hangers for each house showing their clogged dryer vent on one side and their house up in flames on the other. haha

They say a clogged dryer vent can be a fire hazard but I bet a lot of other variables come into play. I’m sure it’s something that is overlooked by most everyone.

The problem is the chances are so low if you really look at the numbers I don’t feel right saying it. Lol

The main reason is to keep your dryer from working too hard and dying before it’s time.

I don’t know if you’ve ever pulled the front or back cover off your dryer but do it sometime just to look. There is so much lint on the inside. It’s surprising there aren’t more fires considering there’s a flame or glowing metal just inches away from a 1/4" thick layer of lint covering everything. If that doesn’t catch fire I don’t ever see the vent.

When I was a kid there was a house up the road from us that caught fire from the dryer. They said it was from a shirt that got kicked under the dryer. I don’t know if that was the official cause though.

It can happen… but only 1000 times a year because of the lint apparently.
