David, thanks for your teachings. Can you point me in a direction to learn more about this business? I donā€™t really want to get into polyeurathane or epoxies yet (mainly want to stick with acrylics and penetrating). I have a customer that has 12500 sqft of concrete and 7500 sqft of cement tile roof they want sealed. Not a job I want to do a mistake on or do a learning experience. They have sealed the driveway about 5 years ago with ā€˜homedepotā€™ sealer whatever that is lol. Assuming that is acrylic would it have to be stripped completely if they wanted to go with a new sealer? Thanks for your help.

Good stuff in this thread

Iā€™ve cleaned a stamped concrete patio and the customer asked me if I would be willing to seal it after, didnā€™t know much about sealing so I declined. He had me clean it and said he would seal it himself. I went home and researched and kicked myself for not saying yes didnā€™t realize it was so simple. Side note, he called me back a week later to have the house washed and the patio looked great after all was said and done.

You canā€™t go wrong with the water based sealer. It can go on top of solvent based sealers but solvent based canā€™t go on top of water

You guys out there who deal with a lot of stucco housesā€¦ what kind of mixture do you use for sealing cracks prior to pressure washing the house? I read you could use a brand called ā€œquikreteā€, itā€™s a sanded acrylic caulking. Anyone ever use it?

Lots and lots of stucco houses in my neck of the woods.

Thanks.

I was working for a staining and sealing company right when I first started washing and though this same thing. Weā€™re cleaning it why not seal it. I had mentioned this to one of my bossā€™s and his reply was when you pressure wash it actually changes the texture of the concrete to where alot of stains have a hard time sticking. Is this true? And if so, should ld I be soft washing if I know the costomers are wanting to get it sealed? Or is this nonsense. Pressure washing the Crete has no effect on the seal? And what about staining? Does the pressure effect the stains ability to bond?

Thatā€™s bs. You can definitely seal after cleaning. I donā€™t post treat if going to be sealing, just use heavier pre-treatment if necessary. Never done concrete staining but I would imagine would be the same.

Thatā€™s what I thought. Cool. Thanks for the input

So I got a job coming up I have sealed before but on this driveway has some rust spots that I need to clean but when you look at the paver they look like they have been sealed before. Should I do a stripper on them or just clean and then re seal??

Iā€™m not an expert but I would think if there is rust under old sealer you might have to remove all the old sealer and clean everything and then reseal or it might not look the same.

Depends on what kind of sealer was on it and what kind youā€™re applying. If they are non-compatible, then you need to strip it.

You need to figure out what type of sealer is on there now . The rust isnā€™t a problem just treat for rust when you prep it for sealer . Solvent based sealer needed to either be retreated with solvent or striped if you want to use a water base or penetrating sealer. They type of sealer your going to use really depends on weā€™re your located. Different sealers work better in different climates
