Waterproofing Apartment breezeways?

Hey guys,

I have pressure washed a apartment complex for a few years in a row now and each time I pressure wash them the water collect then floods the some apartments on the floor below. I have tried having the water pushed to allow no standing water while surface cleaning and running some hose along the baseboard to stop water from running down to the floor below, both have not worked well.

The office staff has repeatedly asked about a solution to the problem, but I can’t think of one other than a water reclaim system which would only get a percentage of the water, not all of it and would be expensive to set up. I have thought about the quick dam products as well, but those are extremely expensive and would be very heavy when wet and inconvenient.

Anyone have ideas or have tried anything that has had success stopping water from flooding the floor under due to water going under the baseboards in the breezeways?

Is the water going under the seal of the tenants door? If so put one of those snakes in front of their door

Sometimes water leaks under the walls. Sometimes there is just faulty construction and their isn’t anything you can do. There are about a gazillion apartment communities out there though. Find a new one before you wash one that you know is problematic.

It’s going under the baseboards and down the walls. The floors below have water start dripping from air vents in the ceiling sometimes.
