up to 15 minutes in my mind is cleaning, 30-45 minutes is stripping an old coating off.
The scuff test is the only way to know when to start rinsing, and even then you might need to reapply in sections/areas.
I’m 4-6.00 per sq ft and 3-5.00 per linear ft on railings with spindles. It depends on what is on the deck now, what they want to go back with, condition of the current coating, how big a PITA the railings are etc. I’m in DFW and I really don’t do a lot of decks, homes here are primarily slabs with a cement or stone patios.
