Roof Tile Cleaning

From my experience, at list in my neck of the wood, I seen a lot of tile being moved by squirrels, (at list 1 in 5). And even if later on that shingle was placed back by someone (contractor, homeowner), the membrane under that tile is compromised. And when you shoot your water with power, it definitely have a huge risk of water getting under the tile and inside of the house. With soft wash approach, water just run on the roof. Almost no chances of getting under the shingles.

I have just read a roof tile manufacturer saying they recommend a 1200psi surface cleaner method on their tile roofs using fall protection and no chemicals.
I now use the SH method then pw after about an hour, it works great every time.

I can see videos from US and from what is written here for example that many can do with just using softwash, and wow thatā€™s great!! Wished that was possible here.

But for many other parts of the world, itā€™s not enough to just use SH and soap. So for me I can choose, hire a lift/cherry picker, walking on the roof, use carbon fiber pole with turbo nozzle or fsc on top, or even go and use a brush or scraperā€¦ Hot water helpsā€¦ The amount of moss, lichen etc on the roofs here are just in a different level then most videos Iā€™ve seen from US.

The roofs are quite sturdy and can deal well with pressure washing over here.

Get a turbo nozzle. I see that yellow tip on there. Gross lol

That was an old picture, I have definitely learned my lesson and only use the turbo nozzle now.

That is also something I have learned, SH then pw.

In my experience softwashing or just treating a roof with 4-6% sh only works awesome on asphalt shingle roofs. Tile roofs look a little bit better but you canā€™t look at the customer in the face and tell them itā€™s going to look great after 30 to 45 days and the rain comes. I give them the option of just killing the growth or actually washing it off to make it look good too. Turbo works great on real ceramic tiles, but roofs like cal-pac roofing you need to use about 1000 psi or jrod on shooter tip to rinse it all off. Hereā€™s one we just did. first pic is before, second just sh and third full rinse. Itā€™s a lot of work and time consuming, but you charge for it. I include cleaning gutters and downspouts with it as a premium package.

How long did it take to do the roof?

Over 8 hours. Two men. 8gpm hot water. 2 story house with 3 car garage. Probably around 2400sf of roof. Sitting carefully on the Correct space of the tile and shooting to the edges with a 0 deg tip to rinse is very slow! We also Post treated, cleaned the chimney, all edges of the roof and downspouts and gutters out. Big job for a roof. Pics show less than half of itā€¦

Pretty sure you charged a good amount being that it took your entire day?

8 hours is only 1/3 of a day. He had 16 hours off.

We can usually SH a roof and pressure wash the whole thing in about 6 hours, not too bad.

Good lord guys, if we spent more then 4 hrs on a tile roof < 5000 sqft Iā€™d be pissed :confused:

But what would you charge for that?

Itā€™s a tall 2 story house, with cal pak metal roof with a stone finish over it. It dents easy if you walk on it and so the time was spent sitting at the top and pressure washing it using the 0 deg shooter tip to clean all the way to the bottom. Itā€™s very slow, time consuming and not cheap, at all.
