Roof price

You’re getting .15/sq ft for flat work?!? around here if I don’t bid .07-.08 on bigger jobs I know it won’t even be considered. We did close to 20,000 sq ft last month for an HOA - (2 big shared town home driveways and 7 individual plus sidewalks) total invoice was right around $1,200.00. Took us a 9am-4pm day, including rinse and post treat, moving the trailer once, plus 2 patios owners added while we were there. Not the most profitable day but not terrible either. It was 2 of us working.

Wind and rain. I’ve got a decent size office building I’m cleaning and Saturday I ended up swallowing as much mix as I was getting on the building. I’m setting up lights and will get back on it Wednesday night. I’m using this time to do a little remodeling that we’ve been putting off since Traci’s mom passed a year and a half ago.

Heck @racer minimum is higher lol and he gets plenty of work.

This job also isn’t just concrete got some brick walkways,stairs and porches. Those will slow you down alittle.

Two good things came from hurricane Barry. 1. We dodged a bullet 2. I’m well rested and ready to get back to it. I don’t remember the last time I had this many days off. It feels strange in a good kind of way.

Yeah those things can add up… I was mainly referring to straight concrete SC work… When I started I was bidding .12-.15/sq ft and quickly realize I wasn’t going to win any bigger bids at that price range… you got some guys that can come in with 2 trucks and able to knock out that same 20,000 sq ft before noon… they can make a quick 1k in 4 hours, go grab lunch and make another 1k before 5pm…

They are geared for it to be cheaper and quicker but you also got to think thats twice the wear and tear on everything.

If i tried to wash the same buildings that innocentbystander washes at his prices i would lose money.

I think the lowest id ever go for flat work would be .10 no post treat, 20,000+ sqft and on a slight hill with good drainage lol.

I feel ya though ive had about 4 people tell me my price was alot higher than they expected and that they will have to “wait”. Its hard not to call them back and knock $50 off to make some money lol. Id rather wait for the $99 guy to mess it up and ill charge more to fix it.

The thing I’ve learned is you got to believe in your value. There’s always cheaper guys. They come and go.

I would take .10c all day for regular commercial flatwork without gum removal. 2 guys can easily do 25k per day if not more. It’s all regional though. You know your area better then anyone here. I’ve came to my prices through trial and error and the help of a freindly competitor. If I could get .15 or the .25 I hear of on some FB groups I’d be all over it.

It’s better to disappoint right out the gate than after you’ve spent a ton of time on it. When people ask me about how much it costs for the services I usually tell them I will send an estimate, and that’s when I’m already at the house for the survey. If I’m driving around or on a job and someone approaches me and asks how much this kind of thing costs I’ll usually tell them it depends but could range anywhere from .25 to $1 per square foot depending on many factors. Usually this will help them decide right then and there to either take it seriously and consider it or to leave and not waste either of our time. #qualifythecustomer

I rinse all roofs. I’ve had a couple with thick algae that I rinsed the brunt of then re applied SH and told the customer to give it a few hard rains.

I hit both of those pictured twice at 6% and let dwell for 20 minutes each application. Then did a through rinse. Let it dry in the summer sun for 20 minutes to make sure it’s all clean and snapped a picture.

The brown house was probably a 3-4 million dollar home. The landscape plants were probably worth more than my house. So I pre wet and had a large sprinkler running the whole time. Brown house was a 3-4 hour job.

Is there a noticeable difference between 4% and 6%?

Probably not. But I like easy numbers that work fast! Time is expensive and SH is cheap.
