Okay guys so I’ll be ready to go to start my own pressure washing business sometime in October I live on the east coast of Florida and Southern Brevard county having a trailer rig bill with 5 gallon per minute machine three tanks and a blend valve amongst other things my problem is I’m trying to put all this together don’t want to be undercutting anybody and want to be within the price range of most pressure washers in the area just don’t know where to be prices seem to be all over the place guess I’m not sure if I should flat rate or by the square foot looking to price roofs single story and two stories house washes the same single and two story I would guess average square footage would be somewhere around $2,000 concrete driveways pool cages and decks to start also definitely gutter cleaning and brightening I hate to ask anybody what they charge but I’m just stumped here at a decent price for a newbie I will have all the right equipment chemicals and a good amount of knowledge from all the days and nights that I stay up researching LOL any local guys out there that can give me any help I would be greatly appreciative thanks guys
With as low as Florida prices are you won’t have to worry about undercutting anybody. I’m in IL so my prices are probably quite a bit higher than what you could get there. If you shoot for around a 70%-80% close rate you’ll be good on prices. It’ll take a few estimates to get to know whether you’re too high or too low. If you get every job you’re too low. If you aren’t getting any jobs you’re too high. I don’t mind sharing my prices with some on here but if you’ve been reading a lot you know it’s not popular with most.
Yeah I figured that but I think around here starting out I’m thinking around 10 or 12 cents per square foot on our standard house wash concrete driveways and sidewalks maybe a little bit more roofs definitely more. I don’t know I’ll just have to do some more research and try to figure it out. I know near me there’s a huge Mobile home development golf cart community over 5,000 homes but from what I can see in here these guys are doing these double wide mobile homes for a hundred bucks and driveways for 50 but outside of this development I’m sure I would go with a more standard price don’t even know if I want to compete with these guys on these mobile homes but I’m sure they’re in and out in 30 minutes or an hour but who knows if they’re insured and all that stuff not to mention different chemicals for different situations but I definitely appreciate you responding
$100 for a single wide mobile home isn’t bad money. I’d figure maybe 20-30 minutes to wash one. That’s $200/hour and if you line up 10 of them at a time you’re talking $1000 in a matter of a few hours. Sounds like low hanging fruit to me.
Best way to sell that is to price it at $125 and tell the customer you’ll knock off $25 if he can get his neighbor to sign up for a wash on the same day. Then give that neighbor the same deal. And do that all the way down the street until next thing you know you have 90 houses to wash and you could probably knock those out in a few days.
You’re the man that’s a great idea only thing is is all the mobile homes in here are double wides but no big deal to me that’s the same thing only a few more feet wide still should be able to knock one out in 30 minutes well me just starting out maybe an hour I’m sure I’ll have it down to 30 minutes in a week or two

That said, don’t sell yourself short, either @tomlor611. Most of my customers in the trailer park are surprised that it’s “only” $200 to wash a single wide. Need to figure out what your market will bear.

You’re also not in Florida but otherwise great advice. From what I understand, you can’t swing a dead cat without hitting at least five pressure washing companies in Flo Rida.

$200 for a single wide? In my area if I tell them 200 they are getting the local kid with an electric job to do it for 50-60. Sure he doesn’t have insurance, isn’t registered, and is using pure power, but they only see the bottom line. I get it, I’ve been poor.

So far this is what I came up with:
House wash- 0.12 Square Ft
Flat Work. - 0.15 Square Ft
Roofs. - 0.20 Square Ft
How much, before expenses, do you need to make per hour to be comfortable? How long does it take you to clean a house? Pick a dollar figure you want to make and figure out what to charge based on that. Don’t worry so much about what others charge. Around me, I’ve seen a standard house wash cost anywhere from $99 up to almost $500. Set pricing that makes you profitable and do good work to where your reputation gets you more jobs. If you have a good reputation and word spreads, you’ll get jobs even if you aren’t the cheapest.
