Curious what charge for this type of concrete with mold/mildew near the beach. I have an option to bid on 5,100 sq feet of sidewalk ( 1275’ X 4’). I am Thinking $.20/ft since need to provide my own water. Thoughts?
Can you clarify on providing your own water? No hookups anywhere on site? That seems like a PITA upcharge to me. That’s a lot of water you’d have to provide.
Maybe run a supply hose to the ocean if near the beach.
If they don’t provide water at the job…I don’t do it.
All of the exposed aggregate that I have done has been the same price as regular concrete…probably cleaned easier.
However, sometimes, it can be a PITA to rinse.
It’s not that big of a deal, we carry 700 gallons of water per truck. It saves you a lot of time and can bid on jobs your competitors can’t do. Also the property management companies I do work for love it because they don’t have to deal condo people bitching about water usage from their spigots
Your price is spot on, if knowing their won’t be much competition bidding on it bump it up some. I just won a bid for 1100 sq for sidewalk and one curb for $800… no water source no competition.
Any fire hydrants? pay a buddy 100$ to throw a IBC in his bed and run you water every hour or so
How do you do sidewalks down the street? Surely you don’t expect to hookup to each house water supply?
How do you do residential sidewalks down the street? Surely you don’t expect to hookup to each house water supply?
I have a 125 gallon tank, WILL inquire about a hydrant permit. you cant expect to hookup to each residence supply as you work the neighborhood…
The HOA has budgeted $1000 for sidewalk cleaning of 5,100 sq ft… I would do it for that, and would probably go down to $800 to win bid, but, no lower.
The only sidewalks I do are those in front of the house that I am washing. I have never done just sidewalks in a neighborhood.
If someone offered sidewalks in a neighborhood…I would decline as I am not going to haul more than 200gals and I normally only haul 50gals for smoothing the trailer ride.
In my area, there is almost no reason to have a large tank to haul water…I have only had one job that I hauled water to…cleaned some toombstones for a guy.
However, you guys are chasing every freakin’ dollar…I am not. Matter of fact, my business is slow and if it does not pick up a little bit, my rig will be sold by mid summer.
I don’t consider it chasing every dollar. I consider it a recurring contract I can secure for a small HOA on a recurring basis.,
So, you don’t do recurring contracts for the money, then?
I have done a job or 2 I wouldn’t normaly do for a hoa or similar situation and its not as if sidewalk cleaning is tough. Hydrant seems like the way to go in my head but grabing a 300 gal tank certainly wont hurt, thats still 35 min without any water hookups needed
Sorry for the humor. That’s a tough one. If it’s dirty your rinse time will kill your water that you supplied. Hardly seems worth it for one job to grab a huge tank to do the job, unless it’s pretty often. Your other options I can think of would be a rental, hydrant as mentioned above, possibly unprofessional but solicit a couple of houses along the sidewalk spaced out a few hundred feet and spot them 100 bucks each (brings your 1k to 800 but gets the job).
Seems like HOA doesn’t want to pay what the job is worth.
Hang in there, Jim. I’m a super newbie but I enjoy reading your posts. Pound the pavement and get those jobs!
Show some pics. 3 tons of water is a lot to be hauling around. Curious about that. Hydrant meter only weighs about 12 pounds. Lot easier to carry around
Is the HOA considering to do this work on an annual basis?.. if so, definitely think about the hydrants because they will always be available. Also, you could offer a house washing, or roof cleaning discount to the homeowners in the community that is only valid for the timeframe you have the sidewalks scheduled… if you land even a few houses, that could also solve the water supply issue and make the job much more profitable.
it’s 20 homes, on the water (small lake thus the mold and mildew staining) with about 1300 feet of side walk. I would have to move my trailer 4 or 5 times. I hope to get housewashes and driveways (all concrete) by visibility and curiosity alone. Siding is all Hardiplank which I haven’t done before. Hydrants every 500 feet or so. I will look into the hydrants.
Man, that is a potential goldmine! Set your price at $1000, and tell the HOA that if they can get at least 5 houses to purchase a house wash (discount pricing up to you) then you will give them 20%off. You already said you would do the sidewalk for $800 just to get the work, so it will be win-win if you get the houses too. You could also try to use this to set up the neighborhood for yearly cleaning… If the HOA can get 5 houses to buy your services each year, they get a discount… if not you can do it for full price. Sell, sell, sell… I am confident you can get this done brother, Good Luck!
