Its better to be a marketer/advertiser than a designer. A pretty flyer that doesnt sell is pointless. Read up on marketing just to get a general knowledge. Look up power washing flyers and just get ideas from them. I take what i like from different flyers and add them to my own.

I print my own 5 around hangers on card stock. Get 3 cards out of each sheet and it simply says
Hi we just washed your neighbors house.
Let us know if you would like to get yours done too. We are running a special on pricing for 2 weeks so give us a call if interested.
Name & number.

1 Iām always running a special on housewashes even tho Iām never running a special on housewashes. Every Holiday I use as a reason to be running a special. If no holidays close I just say Iām running a 2 week special. I use spring summer fall Christmas. We washed houses all thru Christmas Season and finally washed our last on Jan 2! Would of washed 1 today if I had it. Its 55 degrees out. Snow on ground lol
2 I think the basic black writing works. No crap to work thru. No pictures to decipher. Just we washed your neighbors house,do you want yours done?
Works for me. I also give each customer 3 business cards with receipt and say here are some cards for your friends and family if you know anybody that needs us.
I get lots of calls. I donāt keep track because I get more then I can handle anyways so Iām never really hunting work.
Also any messages online I get and give a quote to wether they say No thank you or well get back to you or ill let you know or any other answer besides yes. I always wait a week then message them and say hey I just wanted to let you know Iām Going to be washing a house in your area this week so if you want to get yours done Ill knock $25 off the price and get yours done too while we are there. Let me know if your interested. I get a lot of them that way!
If Iām really going to be in their area Ill offer to knock $50 off.

I consider the after job flyer to still be shotgunning. I put a flyer on the two or 3 house next and across the street. To me targeted advertising is either in something like google adwords, Facebook ads. But if im doing targeted flyers, its when i get the homeowners name and info and send them a personal letter/post card (like send jim) and only goes to certain houses.
As for my ROI, i didnt do a great job at keeping up with the % of calls. It was incredibly difficult to track flyers. I get a lot of calls months later from people who saved my flyer. My goal for this year is to do a better job of tracking everything. Soo many spread sheets.
Door hangers i average about .25 % with eddm about the same
Breaking down the math.
sending out 10k cards
Eddm cost me $.26 to the door (print and plus mail fee)
Door Hangers cost $.12(does not include gas and the days spent putting them out)
My average is $400 (a lot of $100 dollar driveway calls, then full property clean up calls $600+)
Close ratio is about 80% (driveway jobs are an easy sell)
Eddm = $2600 dollars to send them out and then make about $7-8k before expenses.
Door Hangers = $1,200 for printing them and make about $7-8K before expenses (again time and gas spent to put them out is not included in the equation)
The biggest thing i think most forget is that that % of calls is not next day. I can take weeks, months to get a call. Thats why its a numbers game and you have to put out thousands.

Iāve had success with 1 sided eddm. None of it was consistent. Hit and miss. I used it just to get my foot in the door. I havenāt done eddm in quite a while.
Bingo. Get lots of calls from door hangers long after I forgot putting them up.

Yes sir, but now with two addresses on it of homes we washed. If I remember the rule of thumb correctly it takes a minimum of seven marketing touches to make anything happen.
Social proof in 2019 is the most powerful marketing tool we have IMO

Itās for this very reason that I am in the same 3 cities/suburbs of KC and same 6-7 neighborhoods almost perpetually. I super rarely go further than 20 minutes of home base.
