Big job with big reservations

So I drove 2 hours today to start an estimate an a huge golf course clubhouse (8,000 sq foot)

It will be a nice job to land but my delema is the vinyl siding is chalking pretty badly. I spoke with the owner and let him know I’m concerned about how it will turn out with it already chalky.

That are your experiences with this?

Any advice would be much appreciated!

Also what would you charge for a softwash on a place this size 1 story (very tall 1 story)

I feel like $1,500 is my preliminary number but trying to justify driving 4 hours for the estimate and 4 hours to do the job.

wide pattern and soft as you can hit it… id soap and rinse with same tip, or whatever it takes to get coverage.

You will make more money by not going back there

I was planning on xjet. I can ran it pretty wide with that.

If you have reservations, don’t do the job. If it’s chalky let someone else have the nightmare

Will it streak? Or streak the windows? They were made aware it will still look faded. Just won’t have algae. The soffit and facia are the worst parts.

I have only seen your pics. I wouldn’t have driven 2 hours for the estimate. I would have google earthed it. If my crew got there and saw chalk, they would have left. Stuff happens. If you have a gut feeling or reservations, walk away. There is way to much work out there to take a gamble on something like that

With that said… i know do a lot of apartments. Do you stay away from oxidized siding? Or what if only a portion of the building are?

I can appreciate that! The north side with the mold is the only side that’s not chalked. Maybe I should just agree to wash the north? But the other sides all have wasp shit all over the soffit.

I hate to pass it since it has a ton of sidewalks that go with it. I know if I don’t do the building I won’t get the flat work. It will be a 3,500 job total.

I agree with IBS. Why would you drive that far for a $1500 job. Quote them $2500. If you get fine, at least you’re getting paid for the drive. If not, move on. I definitely would not be using xjet on something like that. Easy low pressure job. Everyday downstreaming around here.

Most of my properties are washed every year and don’t really have that issue. I have a few sections 8 properties that are pretty rough and I either skip a few sections that are bad or have them sign off on any discolorations that may occur. I will turn down a property that won’t go along with either one of those options.

Yea I am bidding more than just the building it’s a 3,500 job easy with flat work. That’s the only reason for the drive. Plus it is a private golf course and they said I can display a banner for 60 days. I can line up a dozen homes and drive back. That’s what I do now. I live in bfe so I book in larger areas and group them.

I asked them about signing off on it and they said no problem. Good advice though.

Would you still bid just the building at 2500 if it came with all the flat work? I can sw it easy. Maybe have to use the pw on some of the mud dober nests on the soffit.

I’d figure my normal pricing for everything you’re doing and then add $1k for travel. That’s a day work for you and help.
