45 minutes to do the building and concrete? Geez, is that just you or a crew? No way I’m anywhere near that number. I’d have 15 minutes just hooking up hoses and getting my SC and guns out/gloves on and door taped, caution wet area signs and traffic cones by truck - on a good day.
I may need to help you out this winter to learn some stuff, that is blazing fast.
I’m with Rick on this one, the wash itself would take me about 30 minutes, it’s all just housewash mix. The setup with no spigots and BS would take me longer than the actual wash. I told them $650 including the windows and concrete pad but don’t expect to hear back.
i managed to do a small graffiti job once, only had 55 gallons, a 9.5gpm and the decent hotsy graffiti remover that had sat unopened for about 5 years. it worked and i had to use every single drop. moral of the story is having no water access sux.
That’s just the building, probably another 30 doing concrete counting chasing the dirty water out 10-12’ which is our standard and curbs. If my helper with me then the 45 stands for everything.
I do a lot of bigger strip centers and this type of stuff. Got our workflow down to a T.

It’s just a dental office on one side and the T-Mobile on the other half. Doesn’t matter I didn’t get it anyway. If another property management company contacts me I’ll probably have questions again.
I have no idea. All I had was a suspicious email so I contacted the store manager to verify. I replied back I would swing by and have a look, he replied “Ok got it”, I replied back with the price and crickets.
we do these often… DS mix and good rinse will take care of it. Pricing we would be much lower for that one store, that’s maybe a 1.5 hour job with WFP the windows after.
edit: just read you don’t have water. That would be a $75 hydrant up charge for us. I think there are tools to tap into the irrigation system if they have one, but we generally just go hydrant when there’s no spigot.
I can only speak for my area, That would be somewhere between 350-500 on the high end… Commercial is only worth it imo when you have a route set up, most of the work is at night or early mornings…
Is bringing your own water tank the only other option in this situation?
And when you do say a burger King parking lot or whatever is similar, do you reclaim the water or just make sure the grass is watered before and after etc, and find grass to squeegie it into?
I don’t do reclaim of anything. No one does around here. If they don’t have water or there’s not a hydrant I can use then pass on it. I can’t carry enough
