26,000 Sq. Ft. Roof cleaning

I reached out to a commercial real estate agent selling 2 identical buildings with excessive black streaking on the shingle roof. They called back and asked for a quote so I priced it around .20 a sq. Ft. The roof is maybe 4/12, super walkable, minimum landscape and one story.

Normally I am almost twice the cost for a roof but 1. Wanted to really win the job to build a relationship and 2. I think it is less than 2 days of work and can provide great results.

Any advice in the future for similar situations? I don’t usually cold call/contact places I see driving by but I just may start.

What type of advice or you looking for . How to market commercial or how to clean commercial or how to price commercial. I’m confused

I think I was super anxious on winning the job. I didn’t want to sound too beggy but at the same time wanted to convey the message that I would match other estimates if I was able to. I guess I am just looking to hear stories from others in similar situations.

Not sure where you are located but if you’re actually getting 20cents a square foot that isn’t bad. Guys down here in Florida would be estatic to get that for 10cents lol.

Sounds right on… We’re typically around 20-30/sqft here in Michigan. I would probably go even less for a job that size, single story, and walkable… that’s easy money let us know if you get it!

We lost the job on price. I priced it at 4300 dollars on the advice of my business partner. I wanted to price it at 2900. It was 10-15 hours of work. I think a job like that going by hourly + costs would be better than Sq. Ft.

Here you can see the roof. Both buildings are identical.

So I just made a post to discuss whatever about this particular job and others like it. I didn’t mean to trigger you.

My point was you need to be more specific with your questions. Most of us are men and don’t do well with trying to figure out we’re the question is in a statement.
On the other hand we have no problem answering questions for people that need help

$2900 for that?? Holy cow I would love to make that kind of money for 2-3 days work.

Don’t take this the wrong way but you should be if not hopefully someday soon you will be. $1000 a day per 2 man crew is fairly standard.

Heck, a lot of solo operators are doing $1k+ per day.

Wow. I work 6 hours window cleaning with my wife and we get $550. $1000/day solo?? Not with my setup as it sits now.:flushed:

I mean that isn’t bad for window cleaning only. I assume a lot less expenses than housewash and roofwashing.

I don’t do windows but I’ll assume there isn’t much cost involved after the equipment. $550 a day probably isn’t a lot different than $1000 a day Cleaning roofs. When you remove the huge chemical cost and huge insurance cost . Not to mention possible plant damage

People assume the same about us plow guys. I can make $550-$800 am hour easy with just 3 trucks running. But when you figure the cost of plows, gas, insurance, extreme wear and tear. It’s all relivent.

Yeah, that’s fair pricing for window cleaning. For the right jobs, I max out around $750/day solo for residential windows. That’s a 9 or 10 hour day, utilizing wfp for the exteriors. I’ve got a couple of nice commercial accounts that are exterior only, knock them out with the wfp in under 8 hours, and I get ~$1,500. I’m pretty much useless the following morning, though.

Power washing in my area has very limited competition. I do $200+/hr consistently for house washing. So if I have a good day of work lined up, I can pull $1,500+/day. But more often, I get 4 to 6 hours of power washing in a day and make $800-$1,200 for a short day that’s much less taxing on me physically than window cleaning.

My personal record for power washing was $2,250 for 1 day of work. That will hopefully be a yearly account.
