200,K square parking lot power washing need help

Hi I have 200K square foot parking lot tower 5years old, need to be power washed, I’m in charge to cleaning sweeps and trash, any ideas about prices? Texas, I’ll appreciate it.

Are you a property manager asking what’s a reasonable price? Or are you a professional pressure washing company needing help to put in a bid?

Thank you so much for your fast response, I have a maintenance commercial and residential company, and I have the opportunity to make a bid for this job, I have the equipment and the people, but I don’t want to make any mistakes about the estimates,

For the size of the job, I’m thinking no more the $0.08 per sq ft, but I need some expertise about it, let me know what do you think!!

I have a residential and commercial maintenance company, I have Pressure Washer Trailer with 2 Wands 4,000 PSI, 7.0 GPM, Kohler Engine

I was just trying to clarify. So people offer their help. I don’t wash parking decks but other people do. You’re going to be much happier if you get another 7 or 8 gpm machine and running both of them rather than splitting that 7gpm in half. Good luck.

What do you have in the way of reclaim equipment? That will be the biggest obstacle to overcome

I think it would be a good idea to use someone else to help me, and what do you think about the price per square foot? Do you think I’m right, or too high?

Find out if they just want the floor done or do they want the walls and ceilings washed also . Is there easy access to water ?
200k is no joke , I would sub it out, watch and take on it next time my self .

Is it well sloped where you can pond the water and pump it to a grass area? You’ll either need to reclaim and recycle or reclaim and pump to grassy area that does not flow into storm/waterways.

.08 is fair in my opinion. You’ll want hot water and lots of flow from the building. Talk to the public works director of the water department and see if you can rent a hydrant meter and get water supply that way.

Just the floors, the building does not have access to water, we have to carry the tank!!

but, yes, they have where to fill the tank in the first level

I will take them, yes the trailer has hot water, but definitely I have to check with the city about the recicle water!!

You need constant water fed. You’ll never finish going back and forth for water.

No joke, go buy a 1/2 pallet of the cheapest hose you can buy. I did a section of parking garage 4 floors up. We ended up running almost 1,000 foot of garden hose. You can make it work but as Chris pointed out, you don’t want to be sitting around waiting for a tank to fill. Even if it’s filling in two minutes due to the hydrant you still have to factor in the travel back and forth. Figure out a way to get the water supply everywhere you need it. I’m surprised that garage doesn’t have a fire suppression system with hydrants on each floor. Built five years ago you would think so. May be worth giving a second look.

Hi Harold, it’s true, the building is not too old, I have to double check, I already saw some pipes, I think those are for the sprinkle system!!

You won’t be able to use sprinkler or internal hydrant systems. Once it detects water flow it will kick on pumps (riser pumps) that will blow about everything you could possibly hook to it. Make sure it’s not a hydrant stand pipe before you go messing. Not to mention even at 5 years old you’ll be flushing rust water for half a day.
