White fabric roof

Had a commercial property contact me today to bid a roof. It’s a white fabric material that resembles a roll of tyvek. Owner said it needs to be washed every few years in order to keep its warranty. Anyone know what I’m talking about or have experience washing this stuff? Had planned on hitting it with a 1% mix and rinse… also have a dedicated pump if needed a stronger mix for any reason… any help would be appreciated with some that has experience in this area

First thing you need to do is find out exactly what the material is. It’s probably a TPO roof. You have any pics. Typically they need to be cleaned yearly. If it’s flat, you can use surface cleaner set at less than 2000 psi. You may need one with casters because depending on your machine you not have enough volume for a floater. Typically you want a ph neutral cleaner, bleach doesn’t qualify.

Most likely tpo or pvc membrane but it might be some fancy engineered material with a catchy tradename. Like @Racer said find out the material & then call them up or search for the manufacturers guidelines to cleaning but you should be fine with low dose bleach.

There are cleaners made for tpo roofs.

If it is sealoflex or hydrostop, dont use a surface cleaner. A 2% mix and a deck brush is all you can do. Rinse with low pressure.

Thanks for all the feed back. Looked like more of a fabric than a adhesive rolled material… not terribly dirty but guy was just trying to protect his investment

I did a 75,000 sqft casino roof with a surface cleaner but make sure you treat the roof first with some sh so it does the work and the surface cleaner is just to agitate the dirt. I would go even as far as getting some nozzles that are bigger (not too big) so youre not damagina anything. Same goes for your tips on the guns youre going to be using.

If not confident with surface cleaner then do what the other guys said and use stronger mix.

Also take pictures of any seams that are ripped and document it. Anything that you think there could be a leakage or issue document with pictures and even a list you can send with the estimate to let the client know you did your due diligence. If they are ok with it the plow through it, if not you just possibly saved yourself a headache
