A 2 story walk out 4,000 sq ft…yes about 20k

Here any Hardi plank sided house is usually a lake house worth 500k plus

Well I should say from a legit painter lol. You could find someone for half. You always can

No if i bought a gallon from Sherman Williams id just ooen it up and throw it in their face then tell them i know how to clean it off :joy::joy::joy:

Around here that’s about a 4k paint job. I ran paint crews for awhile.

One coat primer…two coats paint on a 2 story ( 3 story facing lake) 4,000 sq ft for 4 grand…holy smokes that’s cheap. I imagine the paint would cost you a grand

No primer. Same color, one coat. 1k for paint/caulk. $1800 for crew. 1.2k profit. I got 60% of profit. Owner got 40%. I ran two crews. Typically a one day job. I did it about 3 months for a painting contractor I washed for when he was in a bind. Decent money but I couldn’t handle having to talk to customers and dealing with picky people

No need for primer unless it going over raw materials.

Are we talking about old Hardie? We have a huge new development here in Louisville and I’ve HW two houses so far with it and they were fine.

I have never had an issue, either…and have a good many.

It just depends on the paint…and normally, a small test spot will tell you.

However, I washed part of a stucco church a couple of months ago…kind of beige colored…test spots said I was golden. Put mix on south and east walls…rinsed east wall and everything was great. THEN…I walked around the corner to rinse the south wall…2 red spots about 4x6 feet in the middle of a 30x20ft wall. I almost fainted, recovered enough to rinse it quickly…stopped washing walls and moved on to cleaning their concrete. Took about an hour to clean the concrete…went back to check on the south wall…all of the red was gone but 2 places about the size of your hand. I left and went back a couple of days later and those spots had turned back the original color. Not sure what happened…but it scared the crap out of me.

It’s not the hardi plank it’s the SW paint. They know about it and it’s in their data sheets but you have to look for it. Schertz is right, they can match the color it is now. I do this on a fairly regular bases. To get it right, try to take a piece of trim from that side of the house so it will have the same fade etc. That small an area you can probably get a sample size, paint and be done with it.

Ive done a few too with no problem but for some reason this one turned i had already did the back of the house and both sides with no issue at all. When i came arount to the front and tested it turned within 2 minutes. I normally just test in a small spot in the back but i had notices 3 splash marks where i had washed one side of the gutter when doing the side so i hit it right where the slash marks was and waited.

Im coming back this weekend to look at it and i hope its gone. Otherwise im going to be doing some painting.

It does here. Ive had 2 different customers tell me they didnt paint it that they bought it that way.

Same here in Arkansas. I was just curious if it was pre painted with Sherwin Williams

I don’t know but the condo complex that I’ve been working on is a mixture of brick, vinyl and hardi. I nearly turned it down because of the hardi but its tan and I figured I’ll do a test and if anything happens I’ll just take my time and wash around it and rinse really well. So far (knock on wood) I haven’t had a single problem and I’ve been soaking it lol

Dont Have @Grizz come over and do a test for ya
