So I had someone softwash some property and after he “finished” these stains were left. What are they?. What should have been used to remove them? (For reference, I live on the gulf coast).
Just looks like it’s not washed. Still dirty.
It’s called ‘atmospheric fallout’, dirt and crud in the air swirls under the eaves and is deposited on the siding. A good degreaser and brush will get it off.

I agree with what dcbrock suggested, fallout is evident in the second photo on the siding immediately under the eaves. Not sure how your contractor presented their quote to you, but I know that in my quotes I state that fallout is not part of the “standard” house wash. To remove it requires different chemicals/cleaning agents that are considerably more expensive and often times utilize a different technique from how I would typically wash vinyl siding.
