26 if the 3 story buildings
And 16 of the one story ones

Still try to finish up this one just doing the building washes and all concrete surfaces. This one leaves all the sidewalks and walkways flooded even with a small rain it just doesn’t drain well. So again we wait

Am I missing the link to what was posted? By the way I don’t think many of us have legal representation. I rely on my brother who is an attorney if I have a serious concern.
Thanks for sharing your experience and expertise.

If you have a general liability policy you have representation

Hold on. I have General Liability, so are you saying that with my insurance, a contract is not needed? If that is the case, then awesome, because I pay my insurance to avoid liability. I don’t have customers sign waivers to avoid liability.

If I can just rely on insurance, that would make me so happy, because all of my clients are “word-of-mouth” contracts, I do not get any waivers signed or contracts, and I feel it would be a huge turn off for my clients if I did.

Has nothing to do with contracts . Representation as in an attorney if something happens and you get sued. You GL policy provides you with an attorney at no cost to you. As far as non payment even with a contract it’s still going to end up in civil court . You contract will only be able to determine what county it will be held in and who will be responsible for the cost of fees in the end

Ok, and that is provided by General Liability, correct? Forgive me, but I am not super informed. I bought insurance because a potential client asked for it a couple years ago, when I was trying to get legit. I have kept it up of course, but only as a way to assure clients. I have no idea what I am really paying for. I have been doing this for 20 years, and only got insurance when I broke away from sub-contracting and went solo 2 years ago.

It’s something that I pay for, without understanding what it is, and no expectation of ever using it.

So I read threads of people getting clients to sign waivers for one thing or another, and that is also foreign to me.

I don’t have customers sign wavers I just don’t think it rite . As for contracts I only use those on jobs over 5k mainly because I have an attorney draw up each contract I don’t use a generic one. I also send a notice to owner letter with every contract. That allowes me to put a lean on the property if they don’t pay . Instead of going through the costly court system
