I bid 350 per building on a 6 townhouse buildings, 6 units each. Lost it

We are also talking about 2.5 hours. What’s it take you?

Typically a 5 or 6 unit building should take one guy an hour to two hours to wash. $250 more or less per man hour is good money.

I figured on two guys, two 8 gpms would take about 2 hours per building with 30 min give or take with miscellaneous things.

So we would be in the same time range.

The more properties you bid, the more you win and the more you lose. Always give a number profitable for your business and reasonable for theirs. Moral of the story BID MORE!

It shouldn’t take one guy more than 2 hours with a 8gpm machine for the smaller buildings. And 3 hours on the large ones. Mainly because they are 2 stories. . If they were 3 stories the wind can slow things down . But aside from wind you can clean a 3 story building in about the same time as a 2 story.

You have to add in time for the decks too.

Ladder up and down.

So two guys would be needed on each building.

I usually average 100 an hour per person except on roofs . Usually 200 an hour for that.
Example we are currently doing 400 driveways in a community @$45 each. We have a 3 hour drive so we start about 10am and leave at 2 or 3pm we get about 25 driveways done. That $225 an hour for two people.
Last week we’re were doing 77 roofs we would get 7 done @$250 in 4ish hour that’s $437 an hour.
These are real numbers for those who think our prices are crazy. KEEP LAUGHING. Just be glad we’re not in your area

I totally get you on that. Like I said, I’m not apples to apples price wise or time wise with you cause I wouldn’t do the decks. If your making money and are booked 5 days a week, your prices are good. If some one bid 8.5k and they have to wash decks, they are making money, but not much. My guys can turn out some work. The only crew that I have ever seen as effective and effecient are Jeff LeCours guys. I’m certain Billy’s guys are as good, but I’ve never seen them. I’m sure your guys rock.

I look at it this way.

My guys can get a standard 2000 sq ft house done in one hour with one guy.

Now I could easily charge only $150 and still make $125 profit for that hour.

$125 an hour is great pay anywhere.

But do you really want to do that?

My average house wash is $299.

One hour in and out.

I also def understand your situation in Florida.

Its a completely different ball game there with pricing.

If I was based there, I would probably be in comparison with you.

Tons of competition there…

Also understand i don’t deal with as much stuff on buildings as guys in other areas do . General things clean up with less effort in Florida.

Bingo. Spray mildew, rinse. No fallout. No gutter scrubbing. No decks.

Agree.

Gutter scrubbing is for the birds.

And I generally would say no to decks, but it would have been a deal breaker.

They are all composite anyway. So it really wasnt bad.

I wish I could say my guys were the best . They do have their good days . I have two main rules for every day.
1 keep up with me
2 be friendly
. I rairly get them both lol

I’m in FL and I get $150/1000sqft all day every day.

It took me a while to understand how guys where able to clean so fast in other states. I always read about guys cleaning a house in a 30min to an hour and was like, how. I spend more time scrubbing mud daubers than i do spraying the house.

Im cleaning some hoa units next week and charged 1k a building, because its probably going to take me a day per building.

I’m in South Jersey and I would have bid that at 9200 and been in and out in 2.5 days.

Man thats some brutal pricing.

I talked to 3 other companies in my area and all were on the same page as me in pricing.

2.5 days is rough if your doing the decks too.

$575 per building is way too cheap im my opinion.

Im willing to bet if you saw this complex in person you would change your mind.
