Stucco stains

Hey experts, I’m a beginner who has been researching and reading here before offering any services and want to see if I’m learning enough to classify this stain. The homeowner said they tried to wash this wall and the stain towards the bottom is not coming off. I asked what they used and they said mostly pressure with an electric pressure washer and some bleach. I asked if there were any metal objects leaning on the wall and they said they were a couple of bikes leaning against that wall for at least a year or two. My thinking is that is is runoff from the bikes after rain and leaving rust on the wall? It’s a weird pattern/stain so I may be wrong. I was thinking of hitting it with some F9 Barc with a pump up and agitating. Good Idea or not?

Also, They said the area seemed to “remain dry/whiter” when the wall was wet. I haven’t seen anything that sounds like this yet on the forum so if anyone can educate or point me to a topic so I can read for myself. Just trying to soak up as much information as I can before I even take a chance of messing up someone’s house or paint. Thanks in advance!

Just thinking out loud but from the location of the stains you may be looking at the wire lath rusting under the finish.

theres defitnitley a link between the crack in cement to the wall. moisture wicked in. you can also see maybe a patch of diffetrnt colored stucco which mau be the reasom its “whiter” when wet.

Some f9 Barc to clean and then a Stucco experts job I imagine?

If it is different colored stucco what should I do as a “pressure washer”? Im new so I don’t know if we are generally expected to re-quote with a paint job in mind or if we clean and refer/advise to go with an expert on Stucco or painter.

You could do a test spot, but if no clear results I would just clean as normal and recommend they have it repaired/painted.
