Stucco / EIFS question

[COLOR=#333333]I attended most of the soft wash breakouts in Nashville and I’m looking to move in to house/building washing. I have an opportunity to wash a large bank building with an exterior of stone and EIFS/stucco. Can this be cleaned with the same SH solution that was mentioned at the classes in Nashville? I ask because one of the presenters (I can’t remember which one) mentioned that he doesn’t do stucco homes. Are there any hazards or dangers of soft washing a stucco building?[/COLOR]

Hi Tony.

Maybe he just doesn’t do stucco because he has no stucco houses in his area? You should be fine with a regular mix. May have to reapply if really dirty. Give it a good dwell or strengthen the mix a bit if it’s being difficult. Make sure you soap from the bottom up or you can get streaks running down the building.

Thank you for your reply. Are there any issues unique to washing stucco / EIFS? Can the SH solution damage the surface? Is it possible to break the stucco with too much pressure?

It shouldn’t. The golden rule of washing with a chemical is to do a test spot in an inconspicuous area to be sure. Too much pressure can damage just about any surface including this one. Are you downstreaming?

I don’t have any equipment yet. I have begun to choose equipment and hoped to start offering this service later this year. But a long-time window customer mentioned that they want their building washed and I’m looking to get started sooner and let this job pay for most of the equipment.

I planned to downstream. Is there any reason to use d/s (or not use it) with stucco? The building is a two-story building, by the way.
