Strange discoloration of brown hardiplank

I was asked to diagnose what is happening to the hardi plank siding of a few brown homes. The homes have hardy plank siding. The stains are not uniform and appear on all sides of the home. The paint is five years old and has not been cleaned.

Any help in diagnosing this and in how best to clean it. Many HOA letters have gone out concerning this issue in this neighborhood.

I have seen that on some other color hardiboard homes…it is something about the paint. It will clean up somewhat…but not completely.

I agree, I’ve also seen that. One neighborhood I’ve worked in, every other home had that in some form or another.

I would almost say it looks like a crappy house wash/rinse… Looks like something sprayed on it and left to drip down a bit.

Not many jobs I walk from, but this would be one of them!

No doubt there is an outside entity at play here.

There was something sprayed up there.

Either someone tried to wash with straight bleach, or maybe some sort of pesticide was sprayed for carpenter bees, spiders ect…

But def something was sprayed.

It is almost certainly a paint issue.

Considering it is on the main area of the hardiplank as well as the facia I don’t think it is pesticide. It isn’t uniform in coverage and looks like something has dripped.

I will probably walk away but He wants me to test a small section. I have set expectations that this most likely a paint job.

Looks like somebody use a harsh cleaner on the soffit and gutters and it dripped down on the house. Only solution is to use the same cleaner on the whole house and get it off as soon as possible.

I would hit it with a stronger mix and rinse.

Set expectations with home-owner and do test. Who knows a strong mix might bleach it out evenly and you could be the hero and get all the homes in the area with this problem.

I would also ask the homeowner: Have you have any gutter cleaning, pest control, maybe even window cleaning (maybe some hack put some degreaser in his window cleaner for who knows why), etc. Then go around and ask other homes affected the same question. You will find a commonality. Perhaps the same guy working the neighborhood? Are you sure it is only the brown homes? I would look closely at other homes to see - just might not be as noticeable.

Kinda on this subject - one response was to walk. While I understand the motives behind walking on jobs, I guess I look at it differently. Have honest conversations with property owner, detail in writing full release and have them sign and do the job. It is a chance to gain experience with unusual situations that can give you both an edge over competition as well as increased fees in the future as it is more of a specialty solution with nothing to lose (signed waiver). Of course, you would never attempt something that would cause catastrophic damage, but in this case, even straight SH wouldn’t do that. Pump up on a ladder, mist it down, dwell and rinse. Yeah is might lighten it, but that is already there. I would just be trying to even it out. If it works, then I am a hero costing the homeowner a few hundred dollars and getting every home affected in the neighborhood. If it doesn’t work, then the homeowner is still looking at a paint job.

Did you read where it said that it had never been washed?

I don’t think this is what we have here.

I have heard of washing with gutter gernade to remove oxidation. Wonder if that would even the appearance.

This is very easy to solve…

Just ask the homeowners what services they havr had done in the last year or two on the outside of their houses.

I know what really happened. John drunk emailed his customers in that neighborhood and tried to wash them at 3am. He was ran off everytime before he could rinse.

You’re close but no cigar. What he really did, was take a pump-up with a 50/50 mix and in the middle of the night went walking the neighborhood. Run up and randomly spray and go. Then come by a week later and talk to the homeowners stating he noticed the weird coloring on the siding. Bam…Sales.
