Run away from this Hardi?


Need to quote an oxidized Hardi job. Pics show what is here but my bigger concern is in one pic you can see what I think is the paint ran off onto the ground from the last cleaning? Homeowner said he tried to do it him self “with some chemicals” house is 5 years old so I’m thinking he used too much pressure or too strong a chemical.
That is the worst area, house overall has only a little light mold that needs removal.
I’ve washed Hardi before without issue (after testing it) but not this.
Already explained to the owner and walked the house rubbing it by hand to show the oxidation.
I know I need a terms and conditions for this as a cya and the most minimal pressure can be used. Is soap tip pressure light enough for up high and a soap fan low ok? Really just need to get like less than 1% on it because it’s not bad.
Then again a test spot might say run away anyway….

It depends on what customer is expecting from you. Mildew removal, no problem (if test spots prove good to do so).
Oxidation removal, well, depends on how much customer wants to spend, and how much energy you want to exert.

They only want the mildew removed and no extra ox removal service or anything else.
I explained to them the ins and outs of the issue and walked the house with them showing it. I already have a terms and agreement made and oxidation is directly discussed. Won’t touch it u less they sign. So far I don’t get any bad vibes from them.

Man I’d be rinsing that like a typhoon to help prevent streaks. I had one last year, light blue and it wasn’t 10 minutes after soaping it started bleach striping.

It has very light mildew only in a few spots between the top windows and garage so the mix will be very light. Going to baby it as far % and the rest might not get any chems but I’m going to test it to make sure it’s not so bad the paint is running down. If so I’m out.

On houses like that I go about 40:1 with the hw mix and rinse the crap out of it. Never had an issue with any Hardi board of any color going that light

I didn’t know hardi could oxidize.

Also it must suck having 5 year old hardie oxidize like that.

If I was the homeowner I’d want the oxidation removed lol

Hardi is painted so it can happen , maybe more than vinyl if the paint was low end.
It was caused by them trying it themselves.
It’s also more like three stories high on the side as the grade goes down, would be $ for ox removal.
Really doesn’t look that bad , I just showed the worst of it and it’s not on most of the home.

How’d you fix it? I had one do that a little yesterday on lower half of one side. Think I was slow to rinse because was I was having trouble with a gutter. Never had before and I do a lot of it. Going back by to check on it today.

I think eventually rainwater blends it back, checked on it a week later and it was back to normal.

Did the job today and it came out great. Oxidation wasn’t disturbed at all.
Downstream injector decided to stop pulling and it’s not even a month old.

Had to use my xjet.
Need to get some backup injectors like most of you have.

Good to hear. Yeah keep at least three ready to go with quick connects, or get Dez’s spiffy one.

Sometimes that check ball in the GP can get stuck so take the SH line off and poke the barb with a thin wire to pop it open.

Yep, I keep one of those small orange screwdrivers that come with new Stihl power equipment right near the washer for this purpose.

I will do that. Is there something to shoot in there to help that from not happening so soon again?

I rinse after each use, I seem to have good success that way. They will die at some point, but flushing them often helps.

do you have a 3 way on there or do you have a proportioning system? I just have a 3 way and switch to water so it always rinses out.
