Do any of you guys use a standardized pre-job inspection sheet to bring awareness to existing damage at a property prior to starting the job? If you do, do you have customers sign off on the inspection before beginning the job?
Most the time HO not there to sign off and 80% of the time I’ve never seen it except on Google before I show up. Always take before pics, especially of anything that could be a problem, torn screens, dead plants, paint worn off of gable vents or other places, etc.
I always do, i do not do any job unless i meet the HO in advance.
If not they can keep shopping around on the phone
Im with @Racer take pictures of existing damage and note it in the bid you send them. Hell I even send them pics of the damage more times then not a customer was unaware of something broke on the outside of the home. Once they have this info and they sign off on it your good to go!
@ikii IDK how you get anything done if you work with all your future clients schedule to meet prior haha.

I do always take pictures.
I never do quotes over the phone, unless i meet the HO and do a walk through and make an assesment.
Bring out the obvious and what not, set expectations.
If i where to do estimates over the phone cause clients dont want to meet, that meabs they are shopping around for prices… not my client.
I meet them, i believe that if you dont feel confortable with the person you going to work with, doesnt mattet how much you charge.
Besides i make it more “personal” and like to close it on site, look in the eye and shake hands.
I like to walk around and do a quick video on my phone and stat that this is a before the wash video and then say if I see any concerns on the house but if possible try to meet with the home owner and discuss any problems up front that way it can’t come back on you
Not disrespecting your way of doing bids at all I would love to do it that way! Just messing around with ya theres no way I could do it like that with my schedule is all hahah.
Each market is different.
Here is more of your word counts than a written estimate or contract.
Never used them, just shake hands, if the client needs it right now but can pay in 3 weeks thats fine with me, never had a problem, just shake hands and do the job, or even pay in parts.
Once you meet them in person you know if its going to work or not, or just walk away.
That is also why i never comment on prices or quotes, everyones market and cost structure is different.
