Paint prep on old asbestos-fiberboard siding (heavily oxidized)

So before everyone says to “walk away”, here’s the deal: this land owner/property manager has already sent me thousands in work this year, and has realistic expectations. She sounded confident that the asbestos is entirely encapsulated and would not become loosened from washing. They just need to get a fresh coat of paint on it to hold it over until new siding is in their budget.

My question is, do I attempt oxidation removal, or just do a standard housewash? Due to the age, it seems like oxidation removal might bring it down to the bare fiberboard. On the other hand, without removing the oxidization, it seems like the new paint will not hold well.

Thoughts?

Bleach and rinse. Paint will adhere to oxidation. Especially if new siding is in the future.

That painter I’ve been working with since last year is on pace to send me 200 houses to wash for paint prep this year. I asked him about oxidation last year and he told me they use caulking that flexes up to 3/4 of an inch before cracking and dries in an hour and some paint that’s nearly like epoxy when it’s dry. He’s not worried about oxidation and he warranties every house.

I just downstream them and he’s happy as a clam. Long story short, it all depends on what products they’re using.

I’ve been searching threads on oxidation and found this one. @squidskc @Innocentbystander I’m supposed to do a house next week with white aluminum siding that has oxidation. Will my regular hw mix work on this also if he’s just prepping to paint? Thanks for any input.

If they’re using Sherwin Williams, Spectrum, or Benjamin Moore mid grade and above they’ll be fine. Anything lower than that and just fresh water rinse it, knock the dust and webs down. Bleach isn’t going to make it clean enough to make substandard paint or non-polyurethane caulking last any longer. The amount of prep required to buy another year or two with substandard products isn’t cost effective for us.

I know the owner of the house well. I’m sure he would be using quality paint so I’ll give it my regular hw mix. Thanks for the help!
