New pool owner

New pool home owner here looking for an unbiased opinion before I get quotes!
Vitals: I Live on the coast of central Florida, so year round use and lots of humidity and mold…
How often should the pool cage be pressure washed to keep it maintained?
The floor was repainted about a year ago- should it need to be redone annually? Looking pretty rough already!
Lastly- a quality professional would have a way to keep most of that nasty mold from ending up in the pool, I hope? Or is it inevitable?
Thank you in advance for any and all help!!

Sorry, only allowed one image at a time!

Most screen rooms get cleaned every 12 to 24 months in Florida. If it still looks rough after it’s cleaned then yes is should probably be repainted . If paint is what’s there already . And no nothing should end up in your pool if done correctly. Just some soap suds that will go away very quickly.

You do not need to repaint ever year more like every 10 years as long as you keep it clean and no ereas are prone to holding water. The soft wash process is ideally what should be used to clean the screen / cage / and lanai. If you hire someone that plans on using high pressure you will like be replacing screens and prematurely repainting the floor. For information on softwash it’s best to use the search button there is plenty of information describing that process

I’m not a fan of painted concrete for the exact reason youre dealing with. Its peels and flakes off. You’ll need to repaint whenever it starts breaking down. Concrete gets alot of foot traffic amd sitting water doesnt help either. Personally I would strip all that paint off and seal the concrete. They make colored sealers if that’s what youre into. That being said its going to be expensive. But the trade off is regularly repainting for bi-yearly maintenance. You’re likely to find a qualified professional on this site. I’m sure someone in your area will chime in if you let us know what city youre in.
