Yes and no , if they have a garage, cover balcony or a porch it won’t be counted as living space . Also some people have a deeper garage than others I have a tandem garage one side is very deep , or maybe they have a basement that’s permitted but only goes under half the house . Also a 2 story home may have high ceilings and stair cases and that is not counted on the second floor . There’s many variables when if come to sqft , I wish it was that easy .

Average 2 car garage i usaully add 400sqft. Most of the time sqft is just to give me a idea of where to start on the price. I usaully add for porches, garages, etc. I give out estimates over the phone 80% of the time. So sometimes i mess up but have never lost money.( other than that hardi board housr i had to paint 
) i even over charged and took $30 or $50 off the house when i finished. Customers respect that alot. Its happened 3x and everytime they are mind blown and telling me how most contractors they deal with would never do that. Its hard to imagine so many shady guys out there trying to get over on someone. I even hand them back change i find on the ground lol.
Found i knife on the ground one time gave it to the customer and he said it wasnt his to keep it. Got home layed it on the counter and my wife took it and had been using it. Turns out it was racers favorite little knife. Wife lost it in a pile of hay and we searched gor it for a hour. Rick bugged everyday i came over till i bought him a new one to shut him up. Then he lost it the next day.

I always ask the customer if they know the sqft, how many porches, type of siding, if they have a garage and how many stories. Then i go on Zillow, google street vety and google maps and take my measurements. Im happy with my methods and saving on gas and time not having to drive 30mins. One of the houses im doing the 23rd has 5 porches that one i drove out to look at and i have some customers that like doing business face to face and i will drive out to those.

Usually with the time saved in the estimate process it balances out . But if I have time I’ll go and start building that relationship/rapor with clients

If that takes more than 1.5 hrs with just one 5gpm then I would fire my employees.
