I’m currently in the process of changing my carriers. It was suggested that I have a hazardous materials exclusion. “ pollution policy.” (see attached photo.)
This is the first time I’ve heard of this and can’t be sure if this pertains to our industry.
It basically gives the insurance an easy out to deny any claims if runoff or loosened material (like lead paint dust, silica, or cleaning chemicals) causes damage, cleanup costs, or lawsuits. I would ask the agent how this impacts your current policy, and what is currently covered under your current policy. You might also want to ask about getting Contractors Pollution Liability… that typically should cover runoff, chemical overspray, and damages.
My policy essentially has the same thing. It means they can wiggle out of over spray as she is considered a pollutant.
I just switched carriers. Gaslamp offers an over spray exclusion but they were absolutely boning me with extra fees/charges and didn’t want to budge. I saved about 1500$ using a different carrier but lost that over spray coverage. I have paid out of pocket for a both instances I have had issues to resolve anyways so for me at least, it was a no brainer.
