Insurance Sticker Shock?

I just got my first quote back on General Liability. She ran it at $2mii/$1miil of coverage. Acuity came back at $4400! I need some help guys. That can’t be normal. I searched the forum but insurance premiums change so often I thought I’d reach out. I was expecting something less than 1/2 that from what Is seen on old posts. Any help is very much needed.

Gotta spend money to make money but that definitely seems high to me. I think I pay around a quarter of that.

Google “Insurance Brokers Near (your nearest major city)” and start calling around to them. They’ll shop for the best deal for your situation. I went through a broker for mine and they came back with a deal for exactly what I wanted at less than half of the other quotes I received.

Joseph D. Walters quoted me $1180/yr for GL 1/2 mil coverage, including window cleaning. The underwriter wants a boatload for commercial insurance on the truck/trailer however.

They did point out I’m covered for roof washing…but only if I don’t walk on the roof. Otherwise it gets jacked up.

Joseph Walter’s is a scam. They told us their last insurance company was getting out of covering power washing but had a new company that cost a $100 less a year for same coverage. Year later they increased our premium $800. They go up a lot every year. We went with Crum from Florida.

Check with Farm Bureau Insurance. In Missouri and mine was $1100 or so per year for 1mil GL and that included $10,000 of coverage for equipment theft or damage.

I’m really confused now.

I contacted Orlando at Crum, he said his underwriter analyzed the care, custody and control aspect and deemed it unnecessary as 3rd party insurance covers any damage while at a house or business. JD Walters said they understand pressure washers and have it as part of the policy.

Orlando said as an example, CCC comes into play when you have a dry cleaning business and someone drops off a $3000 suit and it is now in your ‘CCC’ as it were, but someone’s house is not in your possession as it were.

I was told the same thing.

I’ve read first hand from people who were told the same thing, but were later denied a claim due to the CCC clause in their policy.

Specifically, those who have scratched glass in the process of cleaning windows.

I would most definitely get CCC coverage. The adjuster’s job is to find a reason to deny the claim, and they often read CCC clauses as “or” statements instead of “and” statements. Anything you are cleaning may not be under your custody or control, but it is under your care.

I’d have to find it but I have it in writing that anything I damage by washing is covered. I was very specific about that and roof walking.

So are you saying not to get the CCC clause?

I’m pretty sure that’s not what he is saying. If you have an agent that doesn’t recommended it, you have a bad agent

Just ask them to point out where in the insurance contract does it clearly state that if you damage something, you’re covered and the damaged thing will indeed be taken care of.

I have Crum but I forget who my agent is or from what city in Florida. I went over ccc with him extensively. He said he doesn’t have it and it’s often a gimmick. He said if I damage siding, a window or whatever else I am cleaning (in control of) I am covered. He said that’s why you get insurance. However, he said if I am negligent and spray acid or do something else a Pro would know not to do, on siding and destroy the siding I am not covered. He said they expect me, as a professional company, to know what I am doing. He asked repeatedly if I softwash and if I use pressure, how much I use. He understands softwashing and knows the damage pressure can cause.
He said ccc works the same way. Doesn’t matter if you have ccc, if you are negligent than they won’t cover it. A ladder falling through a window or some other type of accident is covered.

I just talked with Orlando again, PW generally doesn’t need CCC but he wasn’t aware I also do interior window cleaning so he’s adding that to the janitorial policy.

BTW my current agent sent me a form to detail all the equipment in the trailer, did you guys have to do that?
