Indoor Parking Garage Quote Help

I live in Oklahoma and recently was approached to pressure wash an indoor parking garage. I normally only do residential so l am new on how to price commercial estimates. The parking garage is 17000sqft and only one story of extremely beat up, dirty, and pourous old asphalt.

Not only that but since it is completely enclosed there is only one garage door entrance where the water can drain through. To top that off there is also only one water source as well. The black top is so old that there are potholes, oil stains, and deep dirt embedded into the ground. The customer asked that I not use any degreaser or chemicals as well. Currently I estimated the job at 20 cents a square foot. They said they are currently getting a comparative quote. Do you think I gave a fair price? I do think j could use the work but the job also seems like an enormous pain. After looking online I have seen huge ranges in commercial estimates so I came here looking for some advice.

I think you’re too cheap. Asphalt is a pita to clean. You can use Dragon Juice on it and heat to about 130. The real real pain is in the rinsing, because the asphalt is so porous. Does it at least slope towards the door? What equipment do you have? W/o at least an 8gpm you’re going to be there forever.

Rick is the guru of garages but I will add that the ONE garage I ever did took me a lot longer than expected. It had one door and no drainage until after the exit. I downstreamed SH on the walls as requested and looking back I really should have worn a respirator. Also, trying to push out all that water with a floor squeegee took forever.

Asphalt sucks cleaning…….i try to avoid if all possible. Rinsing kills you big time.
