House sealing?

I have a customer that requested me to wash and seal his house. i have yet to give a bid, it’s a good sized 2 story with an attached garage that is also white limestone. I’ve looked around these forums and youtube and haven’t found much information on sealing a house, or if it’s even something that should be done. I was thinking use a pump sprayer all around but it would be quite tedious. I was thinking maybe use an x jet and apply 50% sealer with 50% water, but i’m not sure if diluting a sealer will ruin the results. How would you guys go about doing this? Is it safe to dilute a natural stone sealant and apply with X-jet? or am i in it for the long run with a pump sprayer. Thanks for your time and all yalls help.


Heres the only good pic of the house i’ve been able to get so far, like i said i haven’t gone out for a bid yet. Would this be feasible to do? and what should i be prepared for, i’m assuming i will need a LOT of sealant.

From what I just read there really isn’t any need to seal vertical limestone surfaces because they’re not prone to staining.

To be honest I’d run from that job. If I were to do it I would use a roller or an airless sprayer but I’d be too concerned with over spray. Some sealers are a concentrate and you have to add water to them. You’d have to make sure an xjet got the exact ratio the directions say. You can’t go diluting a sealer down or it’s not going to work. The thing about an xjet is you’re going to get sealer all over everything. The metal roof, windows, trim, landscaping, etc. I just don’t think sealing a large two story limestone house is worth the hassle.

Applying a sealer around those shutters and doors, doing the dormers and keeping it off the roof, that’s some precision work there.

And of course, as a window cleaner, I can only imagine the crap that would end up on the glass. Seen it way too many times.

Right… i figured it would be a real hassle but this is a customer that i know isn’t afraid to spend a good amount of money. i could probably get $2,000 for the work, but if i can’t do the work right, no use in doing it at all. the money would really help right now though, maybe i should just offer a cleaning and tell him the sealer isn’t necessary.

I don’t know if I’d do it for $2k even. You’re basically going to have to “hand paint” the whole house so you don’t get it on anything. If you need to the work, have the time, and don’t mind tedious work give it a go if you want. It would be a miserable job though…lol. At least that’s my opinion but I had using brushes and rollers for anything.
