House Anatomy?

Had a 5k sq ft 2 story house wash the other day. I sprayed the bottom of the chimney, even hopped on the ladder to get the joint of the chimney at the roofline. However, wasnt going to go ON the roof in order to hit the very top of the chimney. Homeowner was upset, stating the chimney is part of the house, not the roof. I explained that the upper third of the Chimney attached to the top of a 2 story house is very much on the roof, not part of the house, and as such, I’d have to charge roof wash pricing for getting up on a roof and a ladder. Figured I’d post the same question here. Whats the rule when it comes to Chimneys above the roofline??

It depends on what expectations you set when you sent the quote BEFORE you started the wash.

In my area, chimneys usually have vinyl siding all the way around and I will clean all four sides of it if it’s visible, like so:


All four sides are visible from various places on the ground.

But sometimes the backside of the chimney isn’t visible from anywhere except on the roof ridge and for those I usually explain to the customer in advance that I will not be cleaning that side as part of my usual wash as it isn’t something that anyone except a roofer may see:

For roof washes, I include the chimney and any dormers as I’m already shooting chems up there that’ll be leaving clean spots on them:

Did he climb on the roof and look at, or is it visible from the ground? If you can see it, you need to wash it. If you can see it from the ground, you should be able to wash it without getting on the roof. Got a pic of it or google satellite image?

yeah, i can reach 3 story. so 2 story chimney should be fairly easy for the viewable parts

If it’s vinyl, absolutely part of the housewash. Brick, not usually. I typically hit it with 3% anyway just to make it look better.
