I get about 1% at my gun and pull straight 12.5. My dwell time is about 5 min and rarely need a second application unless it’s really green. If it’s hotter outside the HW mix works faster.
Yep, same here. Looks much better than that I tell them to call me when it get’s dirty, lol.

Those look like typical houses in my area…they are all black on at least one side…I charge the same. Chemical is cheap, hit’em twice and keep moving.

Three houses this week I’ve had were covered in lichens…this is my first year and I was very suprised at how stubborn they are to come off! They turn white but still dont want to come off. Do you have any tricks? I used a soft brush on some. Shooter tip for the ones high up and soap nozzle 1’ from the siding and sometimes it still doesnt come off without scrubbing.
I find that lichens need scrubbing. But, get a stiffer brush, it makes a huge difference. I use this one:
It’s stiff enough to break up the lichens and not stiff enough to damage paint or anything like that.
Basically my method with lichen is: 1) Soak with house wash solution, 2) Scrub to break them up a bit and let the sh penetrate, 3) Let dwell, 4) Rinse with medium pressure

That’s every single house I do around here. Two times hitting it with normal mix and it’s gone. Really tough spots or lichens I hit with this brush from Menards. I find it’s just as easy and quicker to hit the bad spots real fast with a brush instead of giving it more dwell time or spraying more. This brush from Menards holds up really well. I carry one with a 4-8’ pole and one with a 8-24’. The ones Home Depot sell that say they are for siding are crap and the bristles break down pretty quick.

Does the brush disturb oxidation?
It can, but in my experience, sides that have the heavy buildup are the sides that don’t see enough sun, so they usually are not oxidized. I can’t remember seeing heavy algae and bad oxidation on the same side. Either way, if there is oxidation, don’t brush it unless you plan on brushing the whole side.
