Flat roof - vinyl membrane

I have been asked to quote this roof. The customer said it’s “marine-grade vinyl”.
I saw another post on here to give me a great starting point on cleaning these and the summary is:

  1. leaf blower to accumulate debris - bag the debris and be sure the drains / gutters are cleared
  2. apply 1-2% mix and let it dwell. Move the mix with a soft broom to agitate the worst areas
  3. Gentle rinse - no pressure. Rinse and (perhaps squeegee) the mix into the drains - make sure drains are diverted to a safe area.

Any other advice? it’s 5,000sqft. Do you suggest a roofwash price per sqft?

IDK Does your usual roofwash pricing include leaf blowing/gather debris, rinsing, and a squeegee? Ours doesn’t so we’d have to add that time on.

I have done a couple of these roofs, your process sounds similar to mine. Make sure the roof drains are clear and lots of rinsing:)

My first TPO roof… cleaned up nicely. I priced it less than usual softwash roof pricing, It’s a commercial customer I have with multiple properties in AVL so I did it cheaper but used it as a learning opportunity. Took about 3hrs. no leaves on roof, all I did was pretreat with my 12v roof wash at about 2% then rinsed ALOT with an Xjet. Used a push broom for the tougher spots. $600 worth it to me for what I learned

Was a little nervous about these myself at first, but they clean up so dang well! Just make sure the drains are clear and runoff isn’t going where it shouldn’t. Didn’t even need to use the 12v system, just downstreamed.
