Hey guys. Newbie here, studying the forums and trying my best to become knowledgable. About to place a bid on a commercial concrete cleaning. Total of 713sqft of cleaning. Spots all over along with rust stains and general dirt build up. Would y’all charge by the sqft or hour?

I charge all of my commercial work by the sq’. Anything unusual such as Rust removal will jack up that price immensely.
Our “typical” commercial flatwork consist of mainly sidewalk cleaning and gum removal only.
What the low end of your pricing? And additional charge for rust remove

I would be around $200 without rust. Didn’t see much in the pics, so probably another $75 to $100 unless I’m not seeing some spots.

Are you using hot water and a flat surface cleaner? If so most of the dirt and dark areas will come clean with just this. Rust is another issue entirely. Some are really difficult depending on how along the stain has been there so using the right chem and doing a test spot to make sure you can remove it is important because the customer will notice it
