First Commercial Cleaning Bid

I’ll be bidding my first commercial job this week. I haven’t been out to the property yet, but I was sent over a picture from their facilities manager. What are all of your thoughts on how best to clean this? Its hard to tell from the picture if its the exhaust causing the staining or something from the roof.

Just bring some chems with you and test them with gloves and a rag.
Could be mold, soot, grease, metal dust, over spray, Billy Ray spitin’ his chew off the roof, anything… we’re not there so can’t tell.

Ha my money is on Billy Ray’s chew spit. I have the bid set for Thursday morning. I’ll let you know how it goes.

EBC if it’s soot, but I’ve got a $1 that says that’s the north side and regular old mildew/algae and you can tackle it with housewash.

We did two factories last year both north sides were that way from end to end. Roof pumped and x-jetted it and it cleaned up almost instantly.

May not be the north side, but that steam is keeping it wet and warm. I’m still banking on algae/mildew though.

Thank you for the advice! I’m going to bring a sample EBC mix and a sample SH mix and apply both to see which does the better job cleaning.

You were 100% right. Its a wall full of mold. I brought a pump sprayer with my house wash mix and it cleaned the wall right up. Thank you both for your advice!

Never use the word “mold”. It requires special licensing in certain places. (@Racer taught me that.)

Honestly, It’s probably algae or mildew anyhow.

Well it ended up coming out pretty good. Now I just need to convince them to let me wash the rest of their building.
