Equipment Set up for Parking Garage Cleaning... help

Okay…

So here’s the deal. I currently do mostly residential, with some commercial work but not a lot of large flat work cleanign.

Through my connections I have a “give me” parking garage cleaning job, for the high bid of last year which is 12k. (last year they went with a large national firm… for 6k and were very unsatisfied. They just wand’ed it. When they were done the manager didn’t even know it had been done, except for the sludge piles all over the place.)

SO… here is the question. How would you set up a new rig from scratch that can handle a parking garage. Let me say I’m not that interested in doing tons of parking garages. Just a few here or there where I can get the right prices through relationships.

What do you think?

2 - 8gpm machines enough to knock out a parking garage?

Also are there drawbacks or separate hotbox’s vs all in one skids?

What would you get? what would you set up?

How would you deal with reclaim? ( I can rent a reclaim unit pretty cheap) I wouldn’t mind owning a reclaim set up if I can do it for a reasonable price.

Any help or suggestions would be appreciated. Thank you.

What size parking garage are you talking about where your asking if 2-8gpm machines are good enough for?

We have a garage coming up June 20th that’s almost 300,000 sq’ where we are going to run 3-4 8gpm+ machines and another garage in July that’s almost 1.2 million sq’ where we are going to run 4-5 machines at a time.

I’m waiting for the exact square footage but I think it’s about 100,000 sq ft.

2-8’s should be OK in there. You might want to consider renting a Tenant scrubber to help clean up the garage before you start Powerwashing. Biggest problem you may run into is moving sludge with the Powerwashers if the floor is not scrubbed first.

Mike, just talking here but seems purchasing the equipment you need vs. any profit to be made appears to be little to none. Of course I don’t know the particulars of the project but you may want to reach out for help with this garage cleaning.

Again I don’t know the particulars of the situation…just a thought.

I’m not expecting to make a dime. In fact I figure on losing 5k in order to set up a new rig.

So you’re using this situation to move into the commercial side, and recoup lost profit down the road so to speak?

Exactly.

Sounds like a plan Buddy! You may want to get up with John T. and bend his ear. I’m sure he can give you a whole lot more insight in this.

Looking forward to learning more about bidding process of some parking garages. Lots of them here in Austin, Tx. Don’t want them all, just some.

I will be at the PWNA Convention on Nov 1 thru the 3rd. If you attend the show, I will be happy to sit down with you at lunch or even dinner and with other contractors as well and help you the best I can. I invite you to ask away. I have been deep cleaning longer than anyone on these BBS and I have made a good living doing it. Working only 60 days or less a year. With 26 years of experience in Deep Cleaning with FULL filtration for Parking Structures.

I will also help with the various sealers for hard surfaces, which ones can handle pressure and which ones can’t. This is a must know in parking Garage cleaning.

I knew you had it in you @JimGamble! That was some solid information. Just my opinion, but I don’t think anyone would object to you sharing videos that contribute more detail to what is an already constructive contribution.
