Everyone has given me so much help and knowledge that I wanted to give back. I had heard that EaCo Chem’s Cleansol BC was a brushless oxidation system and just haven’t seen a lot out there on it so here is my experience today. I had a gentlemen who went to town on his house creating some very interesting artwork on his siding with his rented PW. I told him there are only a few things he can do and only one that I’ll do for him. I test spotted siding, freshly painted shutters/door/garage and there was no issue with any type of paint bleed. Paint was recently done but has been dry at least a week. I premixed 4:1 as the instructions say. I could either DS using 12:1 high draw or a 8:1 dual barb. I just went with the dual barb and put a pinch extra water in the mix. I followed the instruction and applied, waited 5 min, applied again, waited another 5 min, then rinsed. End result were very good and the Cleansol did about 85-90 percent of the work. The only areas that I had were on the back side (sunny side) of the house mainly with some “streaking” up under the eaves and way down low. Couldn’t be all just at waist height. I have to say that reapplying a 2nd didn’t change it at all following the application guidelines. I did just hit it again and then brushed. I did more than a little spot scrub on the back side but I wanted it to be really good. I had one incident to be aware of. All of a sudden I looked up and there was a fusia line coming out of the drip hole. Called EaCo Chem right away to see about chemical interactions. I have talked to them a lot on different products and they always spend time with me. Great customer service IMO. Their thought and I agree was it from interacting with some backer board that had some red on it which bled out. I used some stronger mix (4:1) on a microfiber cloth and it came right off. Kinda freaked me out a bit so just be aware.
I have to now say I am envious of all you 8.5 guys out there with big buffer tanks. My 4 gpm does the trick and but I made a lot of trips to the truck to kill the engine to wait or to shut the chem off. I don’t have space for a really big buffer tank but am going to rig a 6 gallon tank up for my unloader to circulate with. 30 seconds just isn’t along time to be off the gun. I will read up on that. Not sure if you need high pressure hose. Business builds and I will get a trailer (eventually).
Six gallons is probably not going to be enough to rely on. That six gallons will heat up quickly and then you’re right back to square one. A 65 gallon leg tank doesn’t take up much space. You just have to get creative with your layout. Good luck with it.
Thanks for sharing. Removing 90% of oxidation without brushing is awesome! If I remember right in that video floating around on here he had to brush too but not much. I think I’ll go ahead and order some just to try.
No laughing, we all start somewhere. I’m in the back of a 5.5’ bed. Lost part of my salary recently with Covid so I am pushing the side business that was originally going to be a non-profit to now replacing my salary. Added the 55 gallon mix drum and 12v to up mixes and do roofs. @racer’s video was great. The little side hose is awesome! Another contractor was using the flexzilla wrapped on the side of his trailer. Can really move it around pretty easily. I now have a ladder rack. for 2 ladders and SC. It gets taken on and off the truck and used when needed. I could buffer in my storage area (under the PW) where the bleach goes. What I thought is that this would really wouldn’t be a “buffer” but more of a large unloader circulating tank to not burn up my pump and still maintain a direct feed to the pump off my hose. All your advice led me here so if you have more, I’ll take it.
Chems were bought from Power Wash Store of Central PA. The are an EaCo Chem dealer and are about an hour away from me but only 30 from where I work. Makes the savings worth it. Also check out EaCo Chem’s “Trial Pack” They have a different ones. I just opened mine it has Brightenol, Cleansol BC, One Restore, White Cream Stripper, and Heritage Restore. It actually isn’t the one I wanted which has NMD 80 and White scum remover. Test kits are $35 direct from EaCo Chem if you don’t have a distributor near you.
Like I said, I wasn’t shooting for speed, so you can’t go by me. I spent about 6.5 hours there with her feeding me lunch for a 1/2 hour, testing, and set up/break down. Said I needed a break for water, coffee, lunch and a bathroom and she gave me them all!! Just had a thread on great customers, she was one. Doing it again I think I would be out in 4 with some technique change up. I also really took my time and only did small sections. It really isn’t much more than DS a house wash plus whatever time you need to brush. Took me 1.5 gallons $35/gal. There was a brick face that takes up 1/2 the front that I didn’t do but I did clean up some black mold there.
I did prewet as the instructions say but “not soaked”. I tried to use a higher pressure from a distance to get more of a “misting” effect. Wet but not dripping is hard to achieve. I let it run off for a couple minutes prior to application. I believe it also says it has water softening properties in it and is glass safe.
I tried it on my home and I must say it works great. I deviated from the recipe by mixing 1 gallon of BC with 3 gallons water. I shot it with my soft wash rig I got from Northern Tools. The oxidation melted off.

Glad it worked for you. I used it one other time for a painter who wanted a house cleaned prior to painting exterior aluminum that was badly oxidized. Took most of it down to bare metal. (The siding was super old and the paint deteriorated)
Question, can i use a 5 gallon bucket, mix with water, soap and xjet it onto the siding ?
Doing a 2000 sq ft house. Thinking to start with 4 to 1 ratio and 5 oz of soap.
