Commercial roof

Impressive Steve.

Looks good Harold, nice job on first one. Don’t know what you charged but around here I would have been at probably .22/ per ft of roof area. If they want rinsed, then probably .30 but I rarely have anyone who wants it rinsed. Most the time it looks like new w/o rinsing.
See image of one below during and it was pretty bad. Pic was about 5-7 min into it. Notice the base coat laid down along gutter line about 3’ up. This helps prevent runoff.

I went thru 17 gals of SH. I only did half of the roof. House was 2,600 sqft est. charged $250. But I also did the house and driveway. Hoping that all the neighbors want to keep up bc all of their roofs need to be cleaned.

Thanks again racer. You were a big help in the success of this project. The customer now wants me to wash their warehouse. The guy owns a fab shop. I’ll probably need his services one day when I get around to setting my trailer up. Picked up a few of the passer bys as well

Congratulations. That’s an awesome feeling isn’t it

I’m seeing this already. The expenses keep adding up and I haven’t even hired anyone yet.

I do a lot of 1/2 roofs. To figure those, figure what the entire roof would be. Give them that price and then explain that because of setup and travel, etc to do a 1/2 will run 65% of the total. When I explain that to customers, they get it and understand. Have never had one balk at my reasoning.

Be sure when measuring roof (actually Google overhead pretty good) but take into account overhang and pitch. Plus dormers can be a PIA that take a little longer. Also, factor in plant protection needed. Some it doesn’t come into play but others can be a big time suck. Also, how dirty it is. If really bad with moss etc then adjust because you’re going to use more chemicals and it’s going to take longer. Also, price in risk factor. Anytime you’re on a ladder it’s more risk. People have fallen from 9’ up and gotten seriously injured or killed. You have to take that into account. If house is 30’ tall and you’ve got your ladder maxed out then that’s a serious risk factor. Price accordingly.

I would have been about $400 for just the front roof, those dormers add at least 30 extra minutes.

This has always stumped me too. I did a bucket test to see for myself. It’s basically 1:1. So I should be able to shoot 6% with the xjet. Yet, that won’t clean a roof? Maybe the xjet pulls up water a lot more easily than it can pull SH, so I have to try the bucket test with real SH. I dunno. It doesn’t make any sense.

Initially I went into this project confident that the x jet was going to do the job. I read all over that people do it, and even watched videos of it. Seems like it only works for certain people. Now I really don’t know what I will use the x jet for lol.

if like me, absolutely nothing, lol

Hi Racer. I have another roof coming up tomorrow and I’m going to try some of your tips. The house is single story without gutters. My plan is to do the 3ft base coat along the bottom. Let it mostly dry? Then do the rest of the roof. In your previous post you mentioned putting a cup full of gypsum pellets near any downspouts. Is it nessecary to use the gypsum when gutters are not present? I’ll have a guy rinsing everything on the ground. And I’ll run the water to saturate the ground and/or plants before starting.

No on the gypsum, wouldn’t hurt to sprinkle a few out. Don’t have to let 3’ base dry. In fact probably better if it doesn’t completely. Look at it as a target zone for runoff of mix above, don’t want going out of if possible.

You’re going to need to rinse lower 1/3 of roof. You don’t want a heavy dew or real light rain to cause drip line around house. If you’ve got guy watering, and you control runoff carefully, you should be ok. I would spray down with ‘plant wash’ from Softwash systems when I was done, but you may not have. It neutralizes the bleach. If you’re going to be doing a fair number, get a bucket. It’s cheap and a little goes a long way.

Thanks a lot Racer. I’ll be ordering some tonight. I’ll update here as to how the roof went. The real qualifier of how good the job went will be a week from now with no dead vegetation. I appreciate your help. Have a good day.

Racer which do you find is the best way to spray the plant wash…With a wet/dry hose sprayer or just right out of a pump sprayer? Thanks

You be there all day with a pump up sprayer. A lot of people, me included seem to have a hard time with the wet/dry sprayer. I premix mine, couple of their little cups in 5 gal of water. I use an xjet bottle. I can either use my ips sprayer, xjet, 12v pump or I usually just use my 4 gpm machine an DS it or if I’m really worried will just use my IPS sprayer. According to AC a just a little can neutralize a whole mix tank of roof mix.

Appreciate the feedback. I’m not seeing a whole lot of love for the wet/dry sprayer either. Looks like i’ll just mix in bucket and downstream.

just add enough so it’s dark purple, then when it comes out is light purple and you’re good.

Will do! Thanks again Racer

@Innocentbystander what is the basecoat you are spraying it with? Just water or the housemix
