Commercial quote help

A business is very motivated to get this property finished before submitting pictures to their insurance company and have been pretty lax with maintenance. It looks like two large buildings and they need to roofs cleaned off too. Apparently there’s shrubbery up there.

They want me to drop all what I’m currently having on my plate so I’m figuring F U money charge for a rush. I will probably (definitely) need a lift :joy: they are 400$ a day up here. She said it’s 11k square feet. Not sure if it’s each or both. It’s a lot of job for one dude.

I was thinking about throwing something wild like 10k a building. What are y’all’s thoughts? Too big a bite to chew for a small guy like me?

I feel like I don’t do so well with commercial quotes because usually after I’m done working them I feel like I should have charged double so Im a bit nervous :joy:

Get some more info about the roof for sure. This isn’t too much for you. Familiarize yourself with the articulated boom lift (combination of scissor and straight boom), you’d need a 35’. May be a good gig, may be they are just getting quotes to give insurance. Make sure it’s not a competitor. Make sure the water is functional. 11k sf is most likely the footprint, so disregard. Figure sf just like it’s a vertical driveway and price accordingly, remembering that aggregate is slow to clean, and woking from a lift is about 3x slower than using a surface cleaner. $10k/bldg is not unreasonable at all, but get more info before submitting bid. If there’s a garden on the roof you need to calculate grunt labor and removing the debris also. You can do this.

no roof acess? i wouldn’t need a lift. but definitely a helper would be ideal. might need more than 200ft hose to make it a smooth operation on the roof, cant tell for sure, but running out of hose could suck if you only needed 25 more feet to reach..

I definitely would go for it. And, yeah, like you said, make sure you are good with the final price and walk away feeling you made decent money.

Hey Joseph!

10k is not unreasonable at all - I would add more to that honestly.
Buy another length of hose as Redjess suggested - I did a Publix roof last year and was glad I brought an extra 200’
What about the windows? Will they be cleaning them? Will they look to you if they aren’t clean when you’re done?
That’s gonna take a fair amount of SH to do, make sure you factor that in as well - I did a cart barn and a clubhouse at a golf course over two days with an articulating boom and I went through 70 gals. (Spread over two days so was able to refill my 55 after day 1 luckily). That was a rush job as well - had to be done over Labor Day while course was shut down.
They didn’t even blink at my price. Don’t be shy brutha!

Looks like pic#4 shows some “shrubbery” on the roof for sure. I’d definitely want a closer look. Check satellite images, sometimes they are fairly current, then you can get accurate dimensions also.
