Commercial bidding

Going to put in 1st commercial… 2nd commercial bid, it is a strip mall that needs the flat work done. Anything out of the ordinary I should know? I’ve informed not all the gum will be coming up and are will to pay for rust stain removal. Is a hot water rig necessary, or can I get by with my cold? also, kinda looks to me that the seal coat is failing in some areas, I’ll be including that in notes. That’s just the nature of commercial concrete. It is much denser and much stronger than residential concrete and less emphasis is put on appearance so finishing techniques are usually “sloppier”.

  1. Have hot water.
  2. Have a good degreaser. Caustic or non-caustic–your choice. I prefer caustic for animal proteins and fats.
  3. The weird patterns you see is called spalting. No amount of cleaning, pressure, or chemicals will change that. That’s just how it looks.
  4. Saturate the asphalt before applying degreaser. Asphalt is petroleum based and degreaser can weaken or even destroy the surface.
