Commercial bid / quote - template / formatting examples

Would anyone be so kind to share an a good example of a commercial bid/quote template?

Up until now I’ve just been writing quotes on carbon copy invoices from Office Depot. I’ve got the opportunity to bid on a large upscale condo complex and I would like to make this look more professional. I’m pricing everything per Sqft. It’s three large buildings and a lot of flatwork. Everything is in good shape really. Not too dirty at all. My guess is it’s a yearly thing.

If this is an unreasonable request then I understand. I’m not looking for prices, more of an example of formatting. I’m sure I could find some stuff online and I intend to but I think some examples from my role models would be preferred over some random google results.

I downloaded Joist. I like it. It’s simple and looks great. I’m putting each building as a line item and priced per square foot. In the notes section I have this:

The above prices are inclusive of all materials, equipment, and man hours. The buildings will be cleaned with 2% sodium hypochlorite/surfactant and rinsed at low pressure. Precautions to protect landscaping will include pre-wetting and post rinsing. Door jams will be taped to prevent water entry. All tenants should be notified of the scheduled cleaning dates and asked to remove any personal property from patios and/or porches. Windows should be completely closed and sealed. Vehicles should be moved to the opposite side of the parking lot as to where the washing is taking place. The job is estimated to be completed within 2-3 days.

Does this sound appropriate to you guys?

Theres a contract option that prints on a second page with a signature spot with electronic signature availability

I seen that. I don’t have a contract drawn up yet. I’m not trying to scare the customer off. Id like to get the job then ask them to sign a contract before the work starts. ATM I just want to put a bit of info on the estimate that shows I’m going to do the job correctly and take necessary precautions as opposed to joe blow working for beer money.

Contracts only scare customers off if they suck. They save your butt and set expectations. In the long run managed expectations will make or break your company’s image. They also make you look like your not a hack. No ones going to know what your talking about with the 2% talk. The rest of it is contract language.

For 5 dollars a month you could have a business email address…that one thing can make you appear more professional to large customers

I have one with my domain but I just never used it because original cards had the gmail. I’m changing my company name and re-branding. It’s a hectic time of year to be doing this but it kept bothering me so I’m making it work. I think I will keep both google businesses and domains active. I got approved for my dba trade name yesterday. I’m waiting on the fiverr guy to finish my logo, then I will get new cards and use a custom email address and domain while the old gmail will be set to forward. From “Affordable Pressure Washing & Lawn Care” to “Gulfsouth Pressure Pros”. Moving on up haha.
