Trying to figure out the best way to clean this upper porch. It is completely enclosed. The screens and rails are completely covered in cobwebs, dirt, and algae, so it does need to be cleaned. Normally we would just dry brush and blow to get most of the stuff off the screens first and then do a typical house wash.
My issue is with the ceiling below the upper porch. I cannot see any provisions for drainage on the upper porch and the upper flooring is just composite decking. The porch is open to the elements, so it obviously gets wet, but I am concerned about maybe caving in the ceiling below if we spray a bunch of water up there. Maybe this area just needs to be hand cleaned as best we can?
I wouldn’t worry at all.
All porches have a drain, ask the HO what happens when it rains.
Use fan nozzle with regular mix on the screens, you will be just fine.
Is that the rule on being bonded I always wondered what the purpose was. I had a surity bond in another Buisness years ago. For completely different reasons though
Had a realtor tell me i could drag hose threw a middle unit townhouse this week. Dont know anything about being bonded, but thought he was a dummy and it was a horrible idea.
If it’s screened in you pull the spline off one corner and have your helper pass you the hose through it. Once you’re done washing you roll the spline and screen back in place.
You do have to walk through the house though
Thanks for the replies guys! We are covered to be in the house. We do a lot of window cleaning too, so our guys are in and out of houses every day. Definitely a no go running the hose through the house though. We’ve done some similar porches in the past. You can actually get 95% of the stuff of the screens pretty easily with a soft brush on a pole and a leaf blower. The railings are definitely going need to be washed though, either by hand or PW.
I’ll probably discuss my drainage concerns with the homeowner. I have a hard time thinking that a high end modern home would have been built with no provision for drainage in the upper porch, but who knows. Might have to just price it with doing more of a “hand job” on the upper porch area LOL.
Cool! Thanks for pointing that out. Honestly the drainage was my biggest concern. I am going to stop back and take another look at it next week since I have some more estimates in the same area.
Yes this one’s kind of a headache but I am usually alright with it as long as they are priced and planned accordingly. We’ve definitely have done some more challenging ones than this. Will let you guys know how it goes if we get it. Thanks again!
