Brown bleeder stain removal?

We took care of a house yesterday that hadnt been done in over 20 years, as expected there was a spot under the shutter than just kept bleeding. We waited and rinsed for about 45 minutes and it had stopped from what i could see. Customer just called and was extremely happy with the house but said there was a “brown spot that wasnt there before” and i knew exactly what she was talking about. I explained to her that it was a bleeder and it should rinse right off with her hose but we would be more than happy to stop back. She insisted she was fine with trying to rinse it herself tonight and if it did not rinse off she would have us stop back and take care of it. My question is if it had sat for 48 hours on white siding and is somehow stained on there, how should i go about removing it? 50/50 pump sprayer? Ive never had staining happen from a bleeder but ive also never left one for a few days on white siding

I get them all the time. I tell customers to let the next rain take care of it and if it doesn’t to call me back. Had one yesterday as a matter of fact! Never had a problem with it leaving a stain, even on white siding. Others may have input as well.

That is exactly what i told her. It poured here yesterday though im surprised it didnt rinse off… then again the rain could have caused it to come back, it wasnt dripping when we left!

When i do a final walk through i explain it to them… and like @SchertzServicesLLC said, next rain wilp take care of it or hose it down.
If i dont do a walk through cause they are not there i have already explained it to them before hand when doing the estimate

A.ways get them, lots of different reason why.

I don’t care what anyone says, a little bit of water is going to get behind the siding.

  1. I’ve had issues before on a condo complex that we do every year, every year it bleeds bad. A week later, no issue. Last year I finally pulled back the siding to find the wrap was really dirty, caked on dirt. Must of been from when the place was built.

Speaking from experience water alone will not always take the stain off, but I’ve never had a stain from a bleeder that a HW mix applied with pump up sprayer and rinsed with water house won’t take care of.

updated: I didnt hear from the customer so i reached out to her to ensure everything was taken care of. She told me 90% of it had come off but a little bit had not, i offered to stop back tomorrow and take care of it and she was thrilled. Said she had never found a company that had taken the time out of their day to make sure she was happy and the customer service was great. So an extra 20 minutes out of my day for a trip out there and a 2 minute phone call helped us gain a customer for life!

HW mix…if that doesnt work I have a bottle of heavily deluted f9, most of those drips are rust related… I have only had 2 ever that it didnt work on… strong f13 took them both off. If I ever find one that all 3 wont work on I’m busting out the easy off!

going to do a 30/70 mix with a pump sprayer. should be able 10 minutes including rinsing

Good point, when under Windows it can sometimes be rust from the aluminum flashing (whatever it’s called) around the windows.

I’ve had a few cases where a weak hydrochloric acid solution was needed.

Now we go back through at the end of each house wash and do a super light fan rinse, takes 5 minutes and eliminates the bleeders
