50/50 mix in pump up sprayer and call it a day

Cleaned this last week. Brick was powder coated so had to be very careful with amount of pressure. Used 50/50 mix of 12.5 % SH in pump up sprayer let it dwell for 15-20 minutes then rinsed with low pressure tip.

Was any surfactant used?

Yes. Used Elemonator. Didn’t measure it out just a splash in my gallon sprayer.

Do you have a 12v pump? Might save you some effort using the pump up

I do. Just used because of such a small stain only took about a quart of mix.

I heard of some guys spraying on 3-5% SH w/ no surfactant and not rinsing. What’s your folks norm for a brick house wash?

If there’s no metal or paint in sight, I’d spray it on and walk away. Problem is there’s always window flashing or an AC unit or whatever. That said, I don’t like using surfactant on brick. It’s seems to take forever to rinse out of the pores and if you don’t get it out it’ll weep white lines.

I mostly turn down all brick homes. The end result is never what you or the customer was hoping for. Colby’s picture looks great though.

You say that because one time you used like a double dose of Elemonator and were rinsing with your old pea shooter. lol. I wash brick homes at least 3 out of 5 days and have never had a problem. If it’s really dirty I use Limonene for a surfactant. Yes, it may take just a min longer to rinse because nature of material but that’s literally all it takes.

Like @squidskc stated, if only brick your good without rinsing if no surfactant but there has only been a few times i have been able to get away with that.

The better portion of brick home i get in my area ppl only would the gutters/windows/trim washed… i tell them its not much more expensive for whole house becuase ill have to rinse everything anyway… they always say just the trim and whatnot… i only add 1-1.5 oz of elemonator and just hit stuff as much as needed. Normally rinses quickly and no issues with too much extra time on the bricks.

Yeah half the homes we wash are brick homes. Mostly only have to clean soffits, facial, all vinyl and columns etc. Never had a problem having to rinse break a ton.

Get a hand pump and mix your 12.5% 50/50 with water and spray it on. It that doesn’t work go hotter. We use an air pump and can run straight bleach if needed and for that we would mix 50/50 and let it dwell.
