Apartment complex bid average question

Howdy folks!
I was called out to place a bid on apartment complex , approximately 150.000 sq ft (16 buildings). When I named my price of 21k the manager said I was almost twice the minimum bid making it .07/sq ft. so someone is going to wash two story 9500 sq ft house for 670? Is $0.07/sq ft sound like a normal pricing or a low ball offer for this type of apartment?

Your price is about three times higher than mine. Figure 1.5 man hours per building. If you are a one man show that’s a 4, maybe 5 day job. I’d try to make it a one and a half day job.

Fair question. My comments were just based on building and breezeways. Sidewalks would be additional time and money

@dcbrock They wanted walls washed and breeze ways washed, concrete wasn’t mentioned

I knew that response was coming…that’s what all those years of experince will get you…IDK how he does it either, but you also have to know that these folks usually want something very different than a homeowner. They want you done and gone, ASAP.

I’m getting closer. Was figuring 2 hours per building. They don’t get any easier than that one. At .08-.09/ft I’d be on that one like a cheap suit.

Those would be $450-$550 each in my market.
Pretty easy to do 2 or 3 a day per guy . As long as you have a good water supply

2 hours to spray 10k sq ft two story building with breeze ways? Do you just spray with soft wash pump and go on to the next one or does that service include washing it down with the wand? Do you tape the electric outlets/lights in breezeways? How do you prevent bleaching out of personal stuff left on balconies?

I use 8gpm pumps, ds and rinse. Tape locks and bag pull stations. I don’t cover lights. If the balconies have personal items on them I don’t wash them. I get to the job an hour before the crew and tape and bag breezeways before they get there
