I recently performed a parking lot wash for a small business that has not had any service performed over the past several years (at least 5-10) The parking lot has several parking places with heavy oil staining that has set in over time. I SC’d the entire lot with hot water (230) and then went back and treated the stains with degreasers such as Magnum K and Clean Xtreme to try to lift the oil out. I am not sure if my expectations are unrealistic as I do not have much experience with oil removal or if my chemicals are sub par but I am not seeing the results I would like. The customer seems happy but I would really like to “WOW” him. Here are a couple of pics to give you an idea. Also I have searched through the forum and found varying advice and recommendations but is EBC really a “cure all” for these type of stains or is it more about a multi treatment process that takes several days?
Look, there’s just so much Clean you can get out of concrete…period. The oil has gravitated “Below” the surface of the concrete…how do you clean “Below” the surface of concrete???..You Don’t.
By the time you’ve used this miracle cleaner or that miracle cleaner you’ve spent up what little profit you’ve made.
Pre-treat with a degreaser, dwell, hit it with hot water…and go.

I also like to agitate the stain sometimes with a firm bristle brush after the solution is applied.
Then hit it with the heat.
