Advice on cleaning floor on Tool & Die shop



I could use some advice on how to clean the floor on this tool and die shop which moved out. I hope the pics help to show the size and condition of the floors.
My first thought was a hot water system with reclaim but I know that would produce massive amounts of water.
I searched here and saw Rick (Racer) had good success with a floor scrubber like the T-20 - T 20 Floor Scrubber

This deff seems like it would be perfect. If I went this route do I pretreat the areas with build-up prior to using the cleaner or will the chems in the floor scrubber do the trick?

Any advice on a price per sqft on this type of work? .25?

How big an area is it? Doesn’t look that large in pics? Floor scrubber good for large areas, and better for general maintenance cleaning and light water evacuation. Not going to clean nearly as well as a SC with heat. That said, if you go that route, I would hit the bad areas with your degreaser and hand scrub some with brush.

Hi Rick, thanks for the response. I watched your video on the dumpster cleaning in the parking garage - very helpful!
The shop area is 9,000 sqft. So it’s not huge. I like the idea of spot treating and hand scrubbing the bad stains and using the T-20 floor sweeper to get the rest.
Can you run dilluted EBC as the the cleaning chemical in those floor scrubbers?

is there drains? where will runoff drain to? Im not sold in ebc myself. it did nothing for me zero zilch. gold assassin did tho, and i used cold water. ebc i believe may work with hot water, that must be the key.

There is a square grate (not manhole cover) inside the shop. I would find it hard to believe it runs into the sewer system since it’s in a shop floor. Any ideas what it could be since it’s inside a shop?
I am really struggling what to do about the water. The sweeper is appealing since it reclaims the water I’m just not set on what to do with it once it’s full.

well, it shouldn’t be a big deal to empty into the sewer once full. not sure about the hassle doing so. you could always rent those shop vacuums with the pump out designed into it. but again you’d have to find where the property sewer is. doable.
