Folks don’t usually offer pricing as it changes by region. Your building is ten times size of normal house so charge 10 times the price. Fire me, that’s $2500 if it can be done in less than a day.

Dunno, estimate how long it will take, I typically get $150/hr.

That depends. 30,000 sq ft could be a square 173’ building. Or it could be 10’ wide and 3000’ long. Unlikely, obviously. But you get my drift. There could be a lot of variables.
But $6000 sounds a bit high for a basic wash down of a 1 story building.
