I’m going to give your guy a call. I assume if I Google Burns and Wilcox in Kansas City they will pop up.
It’s Baldwin insurance agency in Kearney, MO. Little rural town, but that’s one of 3 companies he found and got me $2 million in coverage for $87/month. Insurance is weird man. Every state has an insurance commission with different regulations and different claim rates. I hope he can find you something favorable.
Hey may find you two or three different carriers than I got because they have better rates in your state, but I’d definitely give him a call. What do you have to lose?
I could hope to lose at least $300. Haha
Hahaha good point. Brittany will probably answer, but Trevor is the guy you wanna ask for. They’re all Baldwins, small family agency, but I don’t have any insurance that isn’t through them. I like em.
Hey what’s up man,
Yeah because that’s who I was calling any other solid Inshurance agency you recommend ?
Hey man also I started a power washing business las month invested decent amount of money I have a 7gpm @4000psi
Looking into doing homes out here in ca but we have a lot of stucco homes and was wondering best soft wash method and mainly mix?
Any info helps thanks!
Respectfully,
Dylan Jacobson
Hey man. Turn your machine down 3000, especially while you learn. You don’t need much more than that for anything residential and you should be letting your soaps do all the work. (I call everything not water soap. F9, SH, oxalic. Whatever you mix up.) 7 gpm is better than we’re using here. 5.5’s and a 4 gpm here.
For stucco I x-jet everything, but yesterday I had a $1.5 million stucco house (that buys a freaking huge house here in KC) that I downstreamed just like a regular house wash and it turned out great. It just depends on how well maintained it is. I don’t have a softwash set up specifically and probably just delayed building one because I posted a video where I found out 100’ of x-jet hose will pull soap no problem. Check out Squid’s Pressure Washing LLC on Facebook for some before and afters of stucco and dryvit. Everything you see on there is 50/50 x-jetting of SH and Elemonator. You’ll also see some silly things I was doing in the not too distant past before I started listening to folks here and trying stuff out on my own.
As far as insurance, give my guy a call. If he can’t find anything I’m sure he can recommend someone who does.
Feel free to message me here, email at info@squidskc.com, or call or text 816-360-9733. I’m generally available to help if I have experience, but for machines and plumbing I always bug @Racer, @Innocentbystander, and @timetoshinepowerwash.
@Clean1 likes when I give him shoutouts, but he’s the one that taught me how to clean stucco/dryvit in one pass with the X-jet
@Infinity and @steve are window cleaners with good insight into both worlds as well. I’m sure I’m forgetting someone since I’m just thinking of all the people who have helped me out off the top of my brain.
Oh @Jordie does recovery which is probably a requirement in your area and also a window guy with insight into both worlds.
Again, call, text, email if you’d like. I’m generally in conversations with 5 or so different people here at any given time. Lol
Dude thanks man!
I will research all of it! Quick answer though which brand of bleach are you using and 10% due if it’s not terrible?
So for a 5 gallon bucket what would be your exact ratio? And you put smell eliminator ? Which brand?
I’m noticed my 100ft hose is. It getting me behind a whole house how many feet of hose are you using ?
Here’s my rig!

Don’t turn down your pressure…ever…change tips…#1 amateur move that will destroy your machine
Brand doesn’t matter. Freshness does. If you’re buying it by the gallon, check the date of manufacture (usually 2 digits for year, 3 for day of the year. Today is 17 215)
“Elemonator” is a surfactant (soap) sold by pressuretek.com. I really like it. Rinses nicely and doesn’t degrade the bleach
I have 200’ of pressure hose on my reel, which gets me around the back of 95% of the homes I do. I keep spare 100’ and 50’ lengths on the trailer, as well.
Thank you for that advice !!!
I’m working on getting 200’ of hose now! Do you use the x jet as well Alex?
How much each and soap would I use on 5 gallon bucket?
Also would this be a good soft wash mix for regular cleaning or only when there is mold ?
Respectfully,
Dylan Jacobson
I don’t have an x-jet, yet, but it’s in my shopping list. I use a downstream injector (the GP hi-draw, 1.8 orifice, which is intentionally undersized for my machine; has maximum suction that way)
My mix is usually around:
•7-8 gallons of 8.25% bleach (dollar store brand, but fresh)
•3-2 gallons water, and about
•8 oz elemonator.
If I’m working on a building that has heavy grime from being right next to the road, I will sometimes add a few cups of LA’s Totally Awesome (from the dollar store) or a few ounces of lye-based drain opener (sodium hydroxide is a great degreaser, but be careful around aluminum or oxidized surfaces. And especially follow proper PPE. It’s not to be messed with).
Pretty much everything I wash has some mold/mildew. I think that if I was washing stuff that didn’t have any visible mold growth, I would still use a couple gallons of bleach in my mix, just because it helps break down other organic stains (bird poo and whatever).
I would agree with that if you are talking about using your unloader to control pressure. I have been using a by pass valve for many years to lower pressure, especially on start up and shut down, and my pumps run great. Mostly this is for starting and stopping. JMHO
@Eco-Power I guess I should’ve led with you should always double check my advice on anything machines and plumbing or don’t take it at all. Lol. Embarrassingly, I did not know it destroys the machine.
@Monsterpowerwashing I knew about changing the tips and carry multiple for my short gun and surface cleaners, but with that being said, I gave a 4 gpm, 4000 PSI machine to two guys who do all the work for leads I get in a metro area an hour north of me. They have experience in the industry, but I turned it down to 3000 out of fear before I gave it to them. Lol
It’s been that way since March with no problems.
@eco-power I’m about the same as Alex, but I don’t dilute anything. 5 gallons of straight 12.5% with 4-5 oz of Elemonator. Elemonater can be found at pressuretek and in my opinion is a must. DO NOT USE DAWN. I can direct you to 10 posts where new guys used dawn to save $20 on a gallon of elemonator and they’re always asking if they can save siding that’s been burned by the SH suspended in dawn they couldn’t rinse out.
Important: The only reason I use straight 12.5% at no dilution is because my injector is set at 15:1 and I need 50/50 to clean stucco/dryvit well without spending all day there 99% of the time.
You have to know what your injector ratio is and it will tell you whether or not you should be diluting your SH.
Thank you I have herd this before! What kind of system do you run and how do you do your soft wash?
Respectfully,
Dylan Jacobson
Hey Alex with my machine if I want to use it for soft washing and cars
What nozzle size is going to bring my 7gpm 4000psi down to the right psi ? So I won’t dammage anything?
What is the right psi for soaping and rinsing a stucco home?
